Job Summary
We are seeking a reliable and hands-on Building Superintendent to oversee the day-to-day maintenance and cleanliness of our residential/commercial building. The ideal candidate is a proactive problem-solver who takes pride in keeping the property clean, safe, and well-maintained, while serving as the primary point of contact for tenants, contractors, and vendors.
Key Responsibilities
- Trash & Recycling: Collect and remove trash and recycling from common areas and units on a regular schedule; ensure proper disposal in accordance with local sanitation guidelines.
- Building Cleanliness: Sweep, mop, and maintain cleanliness of hallways, stairwells, lobbies, and other common areas on a daily or as-needed basis.
- Minor Repairs: Perform routine and minor repairs throughout the building, including but not limited to plumbing fixtures, light fixtures, door hardware, drywall patching, and general handyman tasks.
- Vendor & Contractor Access: Coordinate and allow entry for vendors, contractors, and service providers (e.g., exterminators, HVAC technicians, elevator maintenance); supervise access to ensure work is completed properly and securely.
- Preventive Maintenance: Conduct regular inspections of the building's systems (plumbing, electrical, HVAC) to identify and address issues before they escalate.
- Tenant Requests: Respond promptly to maintenance requests and complaints from tenants or residents.
- Safety & Compliance: Ensure common areas, exits, and building systems comply with local safety codes and regulations.
- Snow/Ice & Seasonal Maintenance: Perform seasonal upkeep such as snow removal, salting walkways, or gutter cleaning, as applicable.
- Recordkeeping: Maintain logs of repairs, vendor visits, and maintenance activities.
Qualifications
- Prior experience as a building superintendent, custodian, or maintenance worker preferred.
- Basic knowledge of plumbing, electrical, and general repair techniques.
- Ability to lift and carry up to 15 lbs and perform physical tasks (bending, climbing stairs, standing for extended periods).
- Strong communication skills and a professional, courteous demeanor with tenants and vendors.
- Ability to work independently and manage time effectively.
- Availability for [on-call / emergency response], if applicable.
Pay: From $650.00 per week
