JMF Development LLC is a real estate development and property management company established in 1994 and headquartered in Downtown Los Angeles. JMF’s activities include management of our current portfolio, which includes, office and apartment buildings and high-end residential home rentals in Malibu, CA, ground up development, land development and rehab of buildings. JMF Development is also affiliated with Citrus, LLC, a hospitality group that develops and manages high-end restaurants and bars that include Perch LA (www.perchla.com) and Mrs. Fish (www.mrsfish.com).
About the Role
The job entails managing management, construction, and capital improvement projects, coordinating maintenance projects and vendors across the portfolio, and supporting select development work as it arises. Responsibilities on a given day may include a job site visit with a contractor, review of a vendor contract, coordination of a bid for a maintenance project, or a check-in on a short-term rental property.The position requires someone comfortable operating without a playbook, capable of moving fluidly between property related maintenance and construction, project oversight, and development work, and willing to take ownership of projects, large or small, from start to finish.
This role reports directly to the Managing Member of JMF Development LLC.
Key responsibilities will include
- Manage all aspects of project planning, including compliances, maintenance, construction, technical support, schedules, and budgeting, for projects ranging from routine and moderately complex to large, multiple-contract efforts
- Analyze project design, budgets, and schedules to confirm adherence to authorized time, scope, and budget constraints
- Monitor progress and expenditures on tenant and capital improvements and work letter agreements, ensuring timely completion and occupancy
- Develop and maintain detailed project schedules; schedule and manage contractors and subcontractors
- Coordinate receipt of multiple bids for major and minor projects; negotiate cost and review scope of work
- Manage contracts and budgets for construction and building projects
- Lead change order negotiations and the contract review process
- Monitor projects from start to finish, including site visits, to ensure proper completion while staying within budget
- Supervise and coordinate build-outs with tenants, leasing managers, architects, and staff
- Oversee site activities, ensuring safety protocols, quality standards, and compliance with regulations
- Manage projects requiring compliance with government program requirements
- Collaborate with vendors and clients to facilitate seamless communication and coordination
- Coordinate routine and emergency maintenance projects across the portfolio, including gardening, landscaping, cleaning, plumbing, electrical, pool/spa, HVAC, and other repairs
- Coordinate, bid, and oversee capital improvement projects
- Bid, negotiate, and manage service contracts with outside vendors to achieve strong performance at the best cost, enforcing all contract requirements including proper insurance coverage
- Oversee maintenance staff
- Oversee day-to-day operations of both short-term and regular rental properties
- Manage general inquiries and correspondence from guests and clients, coordinating and distributing communications as needed
- Prepare and analyze monthly financial variances and operations reports
- Handle confidential tasks and additional projects as assigned
Qualifications
- 3+ years of experience in some combination of property management, construction management, and/or real estate development
- Working knowledge of construction processes, budgets, and scheduling
- Comfort reading contracts, leases, and basic financial/underwriting documents
- Strong organizational skills and the ability to juggle multiple projects at different stages simultaneously
- A self-starter mentality, comfortable defining the right approach when there isn't an established process
- Clear, confident communicator who can work directly with contractors, tenants, vendors, and ownership alike
- Bachelor's degree in real estate, construction management, business, or a related field preferred; equivalent hands-on experience will be considered
- Valid driver's license and willingness to travel regularly between properties and project sites
Pay: $90,000.00 - $110,000.00 per year
