Construction Project Manager
About the Role
NuRock is seeking an experienced Construction Project Manager to oversee the development and construction of affordable housing communities throughout Florida. As a vertically integrated developer, builder, and property manager, we offer the opportunity to see projects through from ground-breaking to lease-up, with long-term career growth across multiple active developments.
Responsibilities
- Manage all phases of construction for projects, including both garden-style and high-rise developments
- Oversee project budgets, schedules, subcontractor bids, and change orders
- Coordinate with architects, engineers, municipalities, and housing finance agencies
- Ensure compliance with local building codes, Florida building requirements, and affordable housing program regulations
- Manage RFIs, submittals, permitting, and inspections
- Lead project meetings with owners, investors, and design teams
- Coordinate closely with the Superintendent and field staff to ensure quality control and schedule adherence
- Track and report on project milestones, draw requests, and lender/investor reporting requirements
Requirements
- 5+ years of experience as a Construction Project Manager, ideally in multifamily or affordable housing
- Proven experience with both garden-style and high-rise construction is required
- Familiarity with LIHTC (Low-Income Housing Tax Credit) and other affordable housing financing programs strongly preferred
- Working knowledge of Florida building codes and local permitting processes
- Proficiency with construction management software (Procore or similar) and MS Project/Excel
- Strong leadership, communication, and budget management skills
- Bachelor's degree in Construction Management, Civil Engineering, or related field preferred (equivalent experience considered)
- Valid driver's license and ability to travel between Florida job sites
