TitleWorks, LLC is a growing title insurance and closing company that handles real estate closings across southern Wisconsin. We have an opportunity for an in-house attorney to serve as both a title examiner and an attorney for routine transactional documents that are generated through the real estate closing process.
Searching and examining a real estate title is like putting together a puzzle, where you find the pieces in the historical records and put them together to complete the picture of a real property's history. Historical searches can go back over 100 years! If you enjoy research, are curious, and have great attention to detail, then this job may be for you!
As a Title Examiner, you will be responsible for researching and examining real estate property records to verify ownership and identify any potential issues that may affect real estate transactions. You will also assist in preparing legal documents needed to facilitate a closing, like deeds, easements, releases, powers of attorney, and other necessary documents.
Responsibilities:
- Review and analyze property documents including deeds, mortgages, liens, judgments, easements, and plats to determine ownership and legal restrictions.
- Conduct title searches to identify any existing encumbrances or defects that could impact the transfer of property.
- Interpret complex legal descriptions and resolve any discrepancies in property records.
- Collaborate with underwriters, loan officers, attorneys, and other stakeholders to address title issues and facilitate smooth closings.
- Assist in the preparation of title insurance policies and reports.
- Draft needed legal documents to facilitate the closing and issuance of title.
This position may be remote, though there is need for significant in-person training and regular days in office. The ideal job candidate would be willing to move to southwest Wisconsin as there is tremendous opportunity to build a legal practice in real estate law and probate.
