POSITION SUMMARY:
We are seeking a strategic and results-driven Vice President of Operations to lead and scale operations across a growing portfolio of manufactured housing communities. This role will be responsible for driving operational performance, standardizing processes, and ensuring high-quality resident experience across all properties.
The VP of Operations will oversee Regional Operations Managers and work cross-functionally with asset management, accounting, HR, and other departments to execute business plans and achieve company objectives. The ideal candidate is both a strategic leader and hands-on operator, with deep experience in property management and multi-site operations.
KEY RESPONSIBILITIES:
- Lead and oversee all operational aspects of the company’s manufactured housing portfolio.
- Manage and develop Regional Operations Managers, providing leadership, coaching, and performance oversight.
- Drive portfolio performance across key metrics, including occupancy, revenue growth, expense control, and delinquency.
- Establish and implement standardized operating procedures, policies, and best practices across all communities.
- Partner with asset management and executive leadership to develop and execute property-level and portfolio-wide business plans.
- Monitor financial performance and ensure alignment with budgets, forecasts, and investment objectives.
- Ensure high standards of community appearance, maintenance, and resident satisfaction across all properties.
- Oversee capital improvement initiatives in coordination with asset management and project teams.
- Collaborate with HR on hiring, training, and retention strategies for on-site and regional staff.
- Partner with accounting and finance teams to ensure accurate reporting, budgeting, and cost control.
- Utilize data and KPIs to drive decision-making and continuous operational improvement.
- Conduct regular site visits and portfolio reviews to ensure compliance and performance standards are met.
- Manage vendor relationships and negotiate contracts to optimize service quality and cost efficiency.
- Support company growth initiatives, including new acquisitions, integrations, and operational onboarding.
- Foster a strong company culture focused on accountability, service excellence, and continuous improvement.
- Ad-hoc projects as requested.
QUALIFICATIONS:
- 10+ years of experience in property management or operations, with significant experience in multi-site leadership roles.
- Experience in manufactured housing, multifamily, or related real estate sectors strongly preferred.
- Proven track record of managing regional teams and driving operational performance across multiple properties.
- Strong financial acumen, including budgeting, forecasting, and performance analysis.
- Experience building and scaling operational processes in a growing organization.
- Excellent leadership, communication, and interpersonal skills.
- Ability to operate both strategically and tactically in a fast-paced environment.
- Strong problem-solving and decision-making capabilities.
- Experience working cross-functionally with accounting, HR, and asset management teams.
- Proficiency in property management software (Yardi preferred) and Microsoft Office Suite.
- Ability to travel regularly to property locations.
Working Conditions:
- 50–75% travel to property locations.
- Base location can be flexible within the region.
- Vehicle stipend or mileage reimbursement provided.

Pay: $160,000.00 - $190,000.00 per year
