Position Summary
We are seeking a reliable Maintenance Technician/Groundskeeper to support several residential property locations. This role is responsible for keeping each site clean, safe, and well-maintained through daily grounds care and ongoing maintenance projects. The ideal candidate works independently, takes initiative, and can troubleshoot and complete repairs with minimal supervision.
Key Requirements
- Ability to work independently and manage daily priorities
- Ability to troubleshoot and resolve mechanical issues
- Reliable transportation and ability to travel between property locations
- General maintenance and repair skills, including (but not limited to):
- Washing machines and dryers
- Basic plumbing repairs
- Drywall patching/repair
- Painting and touch-ups
- Changing locks and basic hardware repairs
Primary Responsibilities
Grounds & Exterior Upkeep
- Maintain clean courtyards and grounds around all buildings (trash pickup, general tidiness)
- Cut grass at all sites
- Ensure walkways remain clear and safe during winter conditions
- Snow removal is handled by a separate vendor, but sidewalks/walkways must remain clear and safe
- Apply salt when ice is present and ensure each house has salt available at the front door
Organization & Site Maintenance
- Create and maintain storage areas for supplies and tools
- Organize and maintain basements and supply areas
Painting & Improvement Projects (As Needed)
- Touch up interior walls
- Spray paint file cabinets
- Paint exterior bars/railings in front of houses
- Paint house doors
Typical Workday
A typical day begins with planning and prioritizing tasks, followed by a full grounds check and cleanup—especially trash pickup around the buildings. Gloves and necessary tools will be provided. This role focuses on keeping each property looking clean, sharp, and well maintained.
Important Note
Not all duties are completed daily. Many items listed are project-based tasks that are completed periodically and then maintained over time.
