General Purpose
Performs skilled, and semi-skilled technical tasks, administrative and supervisory work maintaining all facilities, equipment and perimeter grounds of the Recreation and Fitness Center.
Supervision Received
Works under the direct supervision of the Recreation Superintendent.
Supervision Exercised
Supervises Maintenance Assistant, Building Monitors, custodial staff, contracted services, temporary or other staff and community service workers as assigned.
Essential Duties and Responsibilities
Plans, carries out and evaluates custodial and preventive maintenance schedules for all Recreation and Fitness Center equipment and facilities.
Evaluates status of equipment and facilities, and schedules preventive maintenance repairs and/or replacement.
Provides guidance and direction and sets a positive example in the safe completion of assignments.
Assigns, supervises and evaluates the work of the Building Monitors, or other assigned staff; advises and assists subordinates as needed.
Assists the Recreation Superintendent in the planning and coordination of building improvement projects. Serves as project liaison on projects involving outside contracts.
Conducts all analyses and inspections of all HVAC equipment, electrical, and other building systems to determine the most cost-effective means of maintenance and repair.
Assists in projecting needs for equipment, material and supplies. Assists in the preparation of specifications, estimates, and bids for machinery, equipment, and contracted services.
Ability to recognize and correct potential risks to staff and clients. To train all staff, as needed, on the proper storage and care of all chemicals, cleaners and solvents used to maintain the facility.
Maintains records, prepares reports and other specialized maintenance records of facilities and equipment.
Peripheral Duties
Employee may be asked to perform other duties based on the business needs of the City.
The employee may be asked to work holidays.
Desired Minimum Qualifications
EDUCATION AND EXPERIENCE:
(A) Graduation from high school or GED equivalent, plus specialized training in building trades, building mechanicals, maintenance management, business management or a closely related field.
(B) Minimum of five (5) years experience in building and ground maintenance.
(C) Any equivalent combination of education and experience.
NECESSARY KNOWLEDGE, SKILLS AND ABILITIES:
Considerable knowledge of facilities maintenance; considerable knowledge of price trends and grades or quality of materials and equipment; working knowledge of hazards and safety precautions common to maintenance and repair activities; working knowledge of the practices, methods, materials and tools used in modern equipment and facilities maintenance.
Ability to establish and maintain effective preventive maintenance programs, policy and procedures; ability to maintain effective accounting procedures; ability to carry out assigned projects to their completion.
Ability to communicate effectively orally and in writing; taking directions and provide guidance in completing assignments; ability to establish and maintain effective working relationships with employees, supervisors, vendors and the public.
Special Requirements
Must possess a valid State of Ohio driver’s license. Ability to obtain a CDL if required.
Preferred certification in specific area(s) of maintenance, i.e., plumbing, electrical, HVAC, building/construction, etc.
Tools and Equipment Used
Power and hand tools and equipment for carpentry, painting, plumbing, electrical and cement finishing work; ladders; computers, software and printers.

While performing the duties of this job, the employee regularly works near moving mechanical parts and in outside weather conditions. The employee frequently works in high, precarious places and is frequently exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and vibration.
The noise level in the work environment at times is loud. Some of the work and projects performed are done at the Brunswick Recreation and Community Fitness Center. The position may also require travel for the purpose of attending training workshops or obtaining supplies.
