The Project Manager is responsible for leading the planning, execution, and delivery of construction, renovation, and capital improvement projects across properties. This role manages projects from initial planning and budgeting through design, procurement, construction, commissioning, and project closeout. The position oversees the development of new property, major renovations, facility upgrades, and tenant improvements while maintaining high standards for quality, safety, schedule, and cost control.
Duties/Responsibilities:
- Lead all phases of construction and renovation projects from concept through completion.
- Manage projects related to the acquisition, development, and opening of new properties.
- Develop project plans, budgets, schedules, procurement strategies, and resource requirements.
- Coordinate architects, engineers, consultants, contractors, subcontractors, and internal stakeholders.
- Review construction drawings, specifications, contracts, and technical documents for completeness and constructability.
- Direct construction activities to maintain compliance with project scope, schedule, budget, quality standards, and regulatory
Requirements.
- Monitor project costs, approve change orders, review payment applications, and maintain financial controls throughout the project lifecycle.
- Conduct regular site visits to monitor construction progress, identify risks, resolve field issues, and verify compliance with design and safety requirements.
- Oversee permitting, inspections, code compliance, and occupancy requirements.
- Lead project meetings and provide regular updates to senior leadership regarding project status, risks, milestones, and financial performance.
- Develop and maintain project documentation, schedules, reports, and closeout records.
- Identify opportunities for value engineering, process improvements, and cost optimization without compromising quality.
- Establish and maintain strong relationships with contractors, vendors, consultants, and local authorities.
- Support strategic capital planning and long-term facility improvement initiatives.
- Ensure all projects comply with applicable building codes, environmental regulations, safety standards, and organizational policies.
Required Skills/Abilities:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, Engineering, or a related discipline.
- Minimum of 8 to 10 years of progressive experience managing commercial construction, renovation, and capital improvement projects.
- Demonstrated experience leading projects involving new property development and facility openings.
- Strong knowledge of construction methods, building systems, project scheduling, cost estimating, contract administration, and procurement.
- Experience managing multiple concurrent projects with competing priorities.
- Proficiency with project management software, scheduling tools, Microsoft Project, Primavera P6, Procore, Bluebeam,
- AutoCAD, and Microsoft Office is preferred.
- Strong understanding of safety requirements, building codes, permitting processes, and regulatory compliance.
- PMP, CCM, LEED, or other relevant professional certifications are considered an asset.
Pay: $120,000.00 - $150,000.00 per year
