Arete Res is seeking a high-performing, operationally disciplined, and people-centered Property Manager to lead one of our multifamily communities in the Dallas market. The Property Manager is responsible for overseeing all aspects of community operations including financial performance, leasing, compliance, resident relations, team leadership, maintenance coordination, and ownership reporting. This role requires a strong understanding of multifamily operations, affordable housing compliance, and regulatory reporting, including direct experience with MDSI and compliance-driven housing programs.
The ideal candidate is highly organized, results-oriented, emotionally intelligent, and experienced in managing multifamily assets with operational complexity and compliance requirements.

Key Responsibilities

Oversee all daytoday operations of a multifamily residential community ranging from 150500+ units

Ensure compliance with: o Texas Property Code
-
TAA Lease agreements oFair Housing regulations
-
Federal, state, and local affordable housing requirements oCity and county inspection standards
-
Maintain complete and accurate resident files and compliance documentation
-
Prepare for and successfully manage audits, file reviews, inspections, and agency reporting
-
Coordinate with regulatory agencies, city inspectors, and compliance partners
-
Ensure all staff adhere to operational policies and risk management procedures
-
Lead emergency preparedness and site safety protocols
Affordable Housing & MDSI Compliance
-
Manage and oversee affordable housing compliance programs including LIHTC, HUD, HOME, or other regulated housing programs as applicable
-
Ensure accurate certifications, recertifications, income calculations, and file compliance
-
Maintain compliance reporting within MDSI software and associated compliance platforms
-
Work closely with compliance departments and auditors to ensure file integrity and program adherence
-
Monitor deadlines for annual recertifications and reporting requirements
-
Train onsite teams on affordable housing guidelines and compliance expectations
-
Ensure all resident files are auditready at all times
-
Develop and manage annual operating budgets
-
Monitor property performance against NOI goals
-
Manage rent collections, delinquency, payment plans, and eviction processes
-
Approve invoices, monitor expenses, and maintain cost controls
-
Review financial statements and variance reports
-
Identify operational opportunities to improve revenue and reduce expenses
-
Drive occupancy and leasing performance through strategic marketing initiatives
-
Oversee leasing staff performance and conversion metrics
-
Conduct market surveys and competitive analysis
-
Ensure leasing practices comply with Fair Housing and TAA standards
-
Maintain strong resident retention strategies and renewal performance
-
Create a resident experience centered around hospitality, responsiveness, and community
-
Resolve escalated resident concerns professionally and effectively
-
Foster a culture where residents feel valued, heard, and connected
-
Coordinate resident engagement initiatives and community events
-
Partner closely with Maintenance leadership to ensure timely completion of work orders and unit turns
-
Conduct regular inspections to maintain curb appeal and asset preservation
-
Ensure adherence to safety standards, preventative maintenance schedules, and building code requirements
-
Recruit, hire, coach, and develop onsite team members
-
Promote a culture of accountability, excellence, and servant leadership
-
Conduct performance evaluations and ongoing development conversations
-
Lead team meetings, training initiatives, and operational accountability processes

Qualifications
-
Minimum 35 years of multifamily property management experience
-
Minimum 2 years of experience managing affordable housing or complianceregulated communities
-
Direct experience with MDSI software and affordable housing compliance reporting
-
Strong working knowledge of: o LIHTC compliance
-
HUD regulations oFair Housing laws
-
TAA lease documentation oTexas landlord-tenant laws
-
Experience preparing for compliance audits and file reviews
-
Proven leadership and team management experience
-
Strong financial and budgeting acumen
-
CAM, CAPS, CPM, HCCP, or equivalent certification preferred

Experience in the Arlington multifamily market preferred
-
Bilingual English/Spanish preferred

College degree in Business, Real Estate, or related field preferred
