Project Management responsibilities include (not limited to):
- Lead, supervise and communicate effectively with project technical teams throughout planning, design, installation, start-up, programming, commissioning, turnover, and warranty phases of the assigned projects.
- Serve as the primary point of contact for customers, providing clear updates on project status, timelines and resolutions.
Project Coordination
- Assist Project Managers in planning and executing BAS projects, coordinating schedules and milestones with technicians and electricians.
- Help track project progress, identify potential delays, and support kickoff, progress, and closeout meetings.
- Maintain project documentation and review daily status reports.
Customer Communication
- Serve as a point of contact for customers on routine matters, providing status updates on assigned projects.
- Coordinate site access and scheduling, and follow up on customer requests and outstanding issues.
Financials
- Review project financials, assist with subcontractor change orders, and coordinate approval of monthly invoices with the Project Manager.
- Assist with monthly cost-to-complete preparation for assigned projects.
Material & Logistics
- Coordinate ordering and delivery of controls hardware, panels, sensors, and equipment for assigned projects.
- Track component lead times and verify material quantities for subcontractor pickup.
Engineering Support
- Help coordinate with controls engineers on submittals and drawings, and track approval status.
- Assist with Requests for Information (RFIs) and help organize engineering documentation.
Field Operations & Safety
- Help coordinate schedules for controls technicians and installers, and track installation progress.
- Assist with commissioning schedules and coordinate startup and testing activities with field teams.
- Walk assigned jobsites and provide status updates to the Project Manager.
- Help ensure compliance with job-site safety requirements and coordinate required safety training.
Scheduling & Documentation
- Monitor critical path items, track milestones, and prepare meeting minutes.
- Track RFIs, submittals, and change orders; organize closeout documents and O&M manuals.
- Ensure programming backups and warranty documentation are completed prior to job closeout .
Requirements:
- Bachelor’s or Associate’s degree or relevant work experience.
- 5+ years of experience with commercial building Mechanical and Electrical systems, including experience with start-up, point to point checkout, and commissioning of BAS systems.
- Strong knowledge of HVAC system design, and construction workflows.
- Proficient understanding of wiring and basic electricity, and the ability to read and interpret mechanical and electrical blueprints.
- Exceptional verbal and written communication skills, with the ability to lead meetings, negotiate effectively, resolve conflicts, and build strong relationships with customers, subcontractors and internal team members.
- Strong organizational and time management skills, with the ability to manage multiple projects simultaneously and communicate priorities effectively.
- Computer proficiency, particularly Microsoft Excel and project management tools.
- Valid driver’s license and ability to pass a background check.
