Role Definition:
The In Field Operations is the face of Property Max in the field-the person buyers meet at the property, the person sellers deal with on move-out day, and the person trusted to get things done on the ground when the team needs execution. This role lives on the road, thriving in the energy of a property showing one hour and handling the grit of a trash-out, cash-for-keys conversation, or addendum chase the next. At showings, they are the experts in the room-knowing the property better than anyone else, building excitement with buyers, overcoming objections, and setting clear expectations that position the property for strong, competitive offers. Off the showing floor, they are the operator who keeps the move-out and turnover process moving with discipline, attention to detail, and relentless follow-through. Elite In-Field Operations Specialists love the hustle of the road, take pride in knowing the details better than anyone, and understand that every showing they run and every move-out they handle is a direct reflection of the company and direct driver of the teams ability to win.
Role Accountabilities:
Property Showings & Buyer Engagement
- Own every property showing by knowing the property better than anyone else in the room, confidently walking buyers through condition, opportunity, and value while building energy, overcoming objections, and setting clear expectations that position each buyer to submit strong, competitive offers.
- Serve as the expert voice on every property in inventory, ensuring buyers leave the showing informed, excited, and clear on what it takes to win the deal, maximizing the quality and competitiveness of offers coming back to the team.
- Capture and document buyer attendance, feedback, and level of interest from every showing so the Operations Lead has the intel needed to drive the highest possible offer out of each buyer and move properties at the best price.
Field Operations & Move-Out Execution
- Own the execution of move-outs, cash-for-keys, key retrieval, and trash-out coordination, ensuring every property transitions cleanly from seller to buyer without delays, surprises, or missed details.
- Track down sellers when needed to secure signed addendums, confirm move-out dates, and keep the closing process moving, refusing to let paperwork or communication gaps stall a deal.
- Capture and submit trash-out videos and field documentation to the appropriate team so downstream work can begin without delay and every property stays on pace for closing.
- Bring discipline, attention to detail, and urgency to every road task, understanding that the quality of field execution directly impacts closing timelines, profit per deal, and the experience of both buyers and sellers.
