Property Maintenance Contractor – Alexandria, MN
We are seeking an experienced, reliable Property Maintenance Contractor to provide ongoing maintenance and repair services for a multifamily apartment property in Alexandria, Minnesota.
This is a hands-on position for someone who is comfortable working independently, troubleshooting problems, completing repairs efficiently, and interacting professionally with residents and property management.
Responsibilities
The contractor will handle a wide variety of apartment and property maintenance, including:
- General apartment maintenance and repairs
- Plumbing repairs, including toilets, faucets, drains, disposals, and leaks
- Basic electrical troubleshooting and repairs
- Appliance troubleshooting, repair, and replacement
- HVAC troubleshooting and basic repairs within appropriate licensing requirements
- Drywall repair, patching, and painting
- Doors, locks, cabinets, trim, and hardware
- Flooring and other unit-turnover repairs
- Preparing vacant apartments for new residents
- Responding to maintenance requests
- Identifying larger problems and communicating when a specialized or licensed contractor is needed
- General building and grounds maintenance
- Coordinating with property management regarding completed work, materials, and outstanding issues
What We're Looking For
The ideal candidate is someone with broad maintenance experience who can diagnose and solve problems without requiring significant supervision.
Applicants should have:
- Previous apartment, rental property, construction, handyman, or building maintenance experience
- Strong troubleshooting and repair skills
- Experience with plumbing, electrical, appliances, carpentry, drywall, and general repairs
- Ability to work independently and manage maintenance requests efficiently
- Reliable transportation and appropriate tools
- Good communication skills
- Professional and respectful conduct when interacting with residents
- Strong reliability and follow-through
- Ability to appropriately handle access to occupied and vacant apartments
- Willingness to respond to occasional urgent maintenance situations
Experience maintaining multifamily rental properties is strongly preferred.
Schedule
This is an independent contractor position with ongoing work available. The amount of work may vary depending on maintenance needs, unit turnovers, and projects.
We are looking for someone interested in establishing a long-term working relationship rather than someone looking for occasional one-time jobs.
Some flexibility is available in scheduling routine maintenance, but timely response to resident maintenance requests is important.
Compensation
Competitive hourly contractor rate based on experience and capabilities.
