ASSISTANT COMMUNITY MANAGER

Lex Properties is a Central Kentucky real estate development and property management firm. We are looking for an Assistant Community Manager to help lead the lease-up of a brand-new 96-unit community. Property management experience is welcome but not required — what matters most is how you work: drive, organized, accountable, and focused on results. ▶ Lease up and manage leasing activity for a brand-new 96-unit community — tours, follow-up, applications, and closings
▶ Oversee daily operations: resident files, lease documentation, work order coordination, and vendor management
▶ Drive occupancy, renewal, and revenue goals in partnership with senior leadership
▶ Handle rent collections, move-ins, move-outs, and financial posting accurately and on time
▶ Maintain a professional leasing environment and deliver a high-quality resident experience

PRIMARY RESPONSIBILITIES
LEASING, SALES & RESIDENT EXPERIENCE
Greet, tour, and professionally present the community to prospective residents- Follow up with prospects to convert leads into signed leases- Maintain knowledge of floor plans, pricing, availability, and competitive positioning- Meet or exceed leasing and occupancy goals- Drive renewal strategy and resident retention programs- Deliver exceptional customer service to residents and prospects- Respond promptly to inquiries via phone, email, and in person- Professionally handle resident concerns and conflict resolution- Maintain a welcoming, polished leasing office environment- Support resident events and engagement initiatives- Monitor online reviews and reputation management
OPERATIONS & COMPLIANCE
Manage daily operations of a conventional multifamily community- Ensure compliance with company policies, Fair Housing, and state/local regulations- Maintain accurate resident files, lease documentation, and prospect records- Conduct regular property walks to ensure curb appeal and asset quality- Coordinate with maintenance to ensure timely completion of work orders- Assist with vendor coordination and invoice processing- Maintain accurate leasing traffic and operational reports- Report directly to the Portfolio Manager and escalate issues as appropriate
FINANCIAL PERFORMANCE & ADMINISTRATION
Drive achievement of occupancy, rent growth, and NOI goals- Manage rent collection and delinquency follow-up- Process applications, deposits, renewals, move-ins, and move-outs accurately- Ensure rents, fees, and ancillary income are properly posted- Assist with monthly financial reporting- Monitor expenses and support adherence to approved budgets- Support annual budget preparation and forecasting
MARKETING & MARKET AWARENESS
Develop and implement marketing and leasing strategies- Support outreach efforts and local partnerships- Maintain knowledge of competitive properties and market conditions- Monitor traffic sources and leasing conversion performance- Manage social media and digital marketing initiatives
QUALIFICATIONS
Strong verbal and written communication skills- Sales-oriented with strong customer service focus- Financially detail-oriented with strong organizational skills- Understanding of conventional multifamily operations preferred- Ability to prioritize multiple responsibilities in a fast-paced environment- Professional appearance and demeanor- Self-motivated with proven ability to operate independently
EXPERIENCE
1-3 years of multifamily leasing or property management experience preferred but not required- High school diploma or equivalent required; college degree preferred- Proficiency in MS Office; Appfolio or similar property management software preferred- Knowledge of Fair Housing laws preferred
