Menashe Properties is looking for a Building Engineer with commercial high-rise experience. The Building Engineer uses a broad range of skills to perform preventive maintenance, troubleshoot, and repair building systems. Note: majority of experience must be from commercial experience rather than residential experience.
Building Operations & Maintenance
- Perform preventive maintenance on HVAC equipment, including:
- Filters, coils, fans, belts, motors, and condensate systems.
- Heat pumps, fan coils, rooftop units, and exhaust/ventilation equipment.
- Perform routine checks and maintenance on plumbing systems (fixtures, drains, minor leaks) and assist with more complex plumbing/steam/drain issues as directed by the Chief or Assistant Chief.
- Support basic to intermediate electrical work, including lighting repairs, receptacle and switch replacement, and troubleshooting simple power issues.
- Assist with maintenance of building lighting, including lamp and ballast/driver replacements.
Rounds & Work Orders
- Conduct regular building rounds, including mechanical/electrical rooms, roofs, and common areas, and report any anomalies or issues.
- Review assigned work orders, estimate time and materials as needed, and complete work within expected timeframes.
- Document all work performed in the CMMS with clear descriptions of problems, actions taken, and any follow-up needed.
Qualifications
- Experience in building maintenance, facilities, or related trades (HVAC, electrical, plumbing, or general construction) in a commercial or institutional setting is preferred.
- Basic understanding of HVAC, plumbing, and electrical systems; willingness to learn and grow into more advanced troubleshooting under the guidance of the Chief and Assistant Chief.
- Ability to use hand and power tools safely and effectively.
- Experience with CMMS/work order systems is a plus.
- Strong communication and customer service skills.
- Ability to perform physical work, including lifting, climbing ladders, working in mechanical spaces, and working on roofs.
About the Position
- Full-time, Monday–Friday, with participation in an on-call rotation for evenings and weekends.
- Pay Range $31 - $41 per hour DOE
- Must live in OR/WA for payroll purposes (close enough to report to the properties M-F)
- Reports to: Sr. Property Manager & Director of Engineering
