Security Officer with Guard Card*
Job Description Position Summary
The Security Officer is responsible for maintaining a safe, secure, and welcoming environment for residents, guests, staff, and visitors. This role protects Association property by conducting patrols, monitoring access, responding to incidents, enforcing community rules, and providing exceptional customer service while adhering to company policies and established emergency procedures.
Essential Duties and Responsibilities Patrol and Property Security
- Conduct scheduled foot and vehicle patrols throughout the property.
- Inspect common areas, parking garages, elevators, stairwells, hallways, recreational facilities, and other designated locations.
- Check gates, doors, locks, lighting, perimeter fencing, and other security features to ensure they are functioning properly.
- Identify, document, and report safety hazards, maintenance issues, water leaks, fire hazards, suspicious activity, and other property concerns.
- Maintain a highly visible security presence to deter criminal activity and promote resident safety.
- Patrol parking areas and enforce community parking and towing regulations using the property's approved patrol or tour system.
- Develop and maintain a thorough knowledge of the property's layout, amenities, access points, and emergency equipment locations.
Access Control
- Monitor and control access for residents, guests, vendors, contractors, and other authorized visitors.
- Verify visitor authorization when required by Association policy.
- Observe deliveries entering and leaving the property.
- Identify and report unauthorized persons, vehicles, or suspicious activity.
- Monitor access control systems and report any malfunctions immediately.
Resident and Guest Assistance
- Provide professional, courteous, and responsive customer service to residents and guests.
- Assist with directions, general property information, and non-emergency concerns.
- Maintain professionalism, discretion, and respect during all interactions.
- Assist residents with security-related concerns while following Association policies.
Incident Response
- Respond promptly and appropriately to alarms, disturbances, medical emergencies, accidents, and other incidents.
- Contact emergency services when necessary.
- Secure incident scenes until relieved by management or emergency responders.
- Follow all emergency response procedures established by the Association and company policies.
- Respond to altercations and other security incidents while maintaining officer safety and documenting all actions taken.
Reporting and Documentation
- Complete Daily Activity Reports (DARs) and required logbook entries each shift.
- Prepare accurate, objective, and detailed Incident Reports before the end of each shift.
- Document unusual occurrences using clear, factual, and professional language.
- Report maintenance deficiencies and safety concerns promptly to management.
- Receive a complete shift briefing from the outgoing officer and communicate all pertinent information during shift turnover.
House Rule Enforcement
- Observe, document, and report violations of Association rules and regulations.
- Address minor violations professionally and respectfully when appropriate.
- Document repeat or significant violations and notify management for further action.
- Enforce community parking and towing policies in accordance with Association guidelines.
Security Systems Monitoring
- Monitor CCTV cameras, fire alarm systems, access control systems, and other security equipment.
- Respond appropriately to alarms and system notifications.
- Report equipment malfunctions or deficiencies immediately.
Additional Responsibilities
- Lock and unlock common areas and amenities according to established schedules.
- Assist management during emergencies, evacuations, inspections, and special events.
- Perform additional security-related duties assigned by management.
- Maintain knowledge of company policies, emergency procedures, and site-specific post orders.
- Ensure continuous front desk or security coverage when assigned, providing assistance to residents and visitors while maintaining security operations.
Qualifications
- Strong observation, communication, and report-writing skills.
- Ability to remain calm and professional during emergencies.
- Excellent customer service and interpersonal skills.
- Ability to walk, stand, patrol, and work outdoors for extended periods.
- Ability to work independently while exercising sound judgment.
- Knowledge of security procedures, emergency response protocols, and access control systems is preferred.
Work Environment
Security coverage may be required 24 hours a day, seven days a week. Officers may work rotating shifts, including evenings, weekends, holidays, and overtime as needed to ensure continuous protection of the property and timely assistance to residents.
* Guard Registration Card (GDE License) must be current and obtained through training course through the Hawaii Department of Commerce and Consumer Affairs (DCCA).
Pay: $19.57 - $22.28 per hour
