Position Summary
Fiddlers Creek Management is seeking a detail-oriented and self-motivated Property Owners Association (POA) Compliance Inspector to join our team and help ensure the communities we manage remain well-maintained, attractive, and compliant with established community standards.
The Inspector will conduct routine property inspections across assigned communities, document compliance and maintenance issues, and coordinate with Community Management Team regarding follow-up items. This is an independent, on-the-road position that is well suited for someone who enjoys working outside of a traditional office environment, pays close attention to detail, and takes pride in maintaining extremely high community standards. While most of this position is conducted in an individual driving setting, selected candidates must be adaptable to change and have the ease of taking instruction from leadership team.
Essential Responsibilities
- Drive to and inspect assigned communities according to an established schedule.
- Identify potential violations of community guidelines, including landscaping, exterior maintenance, parking, architectural changes, and other property-related concerns.
- The ability to understand differentiations in various community rules and apply them correctly and fairly.
- Candidate must have a fond understanding of the POA Design Review Process.
- Take clear photographs and detailed notes to document inspection findings.
- Accurately and promptly enter inspection results into the company's property management software.
- Identify and report common-area maintenance needs, including lighting, signage, amenities, landscaping, and other issues.
- Communicate professionally and courteously with homeowners encountered while conducting inspections.
- Coordinate with Community Management Team regarding follow-up items and recurring community issues.
- Maintain an organized inspection route and daily schedule to ensure timely coverage of assigned communities.
- Follow all traffic laws and safe driving practices while traveling between communities.
- Maintain accurate and organized inspection records.
- Communicate inspection findings and other relevant observations to the appropriate members of the management team.
- Provide information if called upon for Fining Committee.
Qualifications
- Valid driver's license with a clean driving record. Records are checked annually.
- High school diploma or equivalent.
- Strong attention to detail.
- Solid written communication skills.
- Comfortable using a smartphone or tablet for photography, documentation, and data entry.
- Ability to work independently and manage a daily inspection route and schedule. Also be an intricate part of a team.
- Strong organizational and time-management skills.
- Professional and courteous demeanor when interacting with homeowners.
- Comfortable using technology and learning property management software.
Preferred Experience
Previous experience in any of the following areas is a plus, but not required:
- Property inspections
- Florida Code Enforcement – F.A.C.E. Certifications
- Real estate
- Property management
- Community association management
- Other related fields
Physical Requirements
- Ability to spend extended periods of time driving.
- Ability to walk community grounds, including uneven terrain, when necessary to complete inspections.
- Ability to conduct inspections throughout assigned communities.
- Ability to maintain an organized daily schedule and inspection route.
- Ability to comfortably interact with homeowners and members of the management team.
