Community Manager – Job Description
The Community Manager is responsible for the operational, financial, and administrative performance at a local apartment community. This role provides leadership to on-site teams and ensures that each property is operating efficiently, safely, and in alignment with company standards and financial objectives.
Responsibilities include, but are not limited to:
Financial Management
- Manage the accuracy of property’s rent rolls, tenant ledgers, and Yardi reconciliation processes
- Ensure timely and accurate issuance of tenant charges, deposits, and adjustments
- Support the development of annual operating budgets
- Oversee rent collections and delinquency management to minimize outstanding balances
Team Leadership & Administration
- Support the training and development of on-site office personnel to achieve operational excellence.
- Directly manage on-site leasing staff and coordinate with on-site maintenance to support daily operations.
- Maintain performance expectations and hold team members accountable to company standards
- Ensure compliance with Fair Housing laws and all company policies
- Support regular team meetings and property walkthroughs
- Review tenant files (physical and electronic) for accuracy and compliance
- Identify and implement process improvements to increase efficiency
- Support full utilization and accuracy of the property management system (Yardi Breeze Premier)
- Generate and review operational reports related to occupancy, renewals, and waitlists
Maintenance & Property Operations
- Support the management of the property’s condition through regular inspections and ensure curb appeal standards are maintained
- Ensure vacant units are turned efficiently and meet company quality standards
- Oversee completion of move-in and move-out inspections
- Ensure timely completion of service requests and monitor overdue work orders
- Manage and prioritize preventative and monthly maintenance programs
- As needed, coordinate and oversee vendors and contractors for repairs
- Promote and enforce a strong safety culture across all properties
- Identify and address safety hazards in a timely manner
Leasing & Marketing
- Oversee leasing personnel to achieve occupancy and revenue goals
- Monitor market conditions and competitive properties to inform pricing and strategy
- Ensure accuracy and timeliness of lease documentation and move-in processes
- Support marketing and advertising strategies to maximize traffic and conversions
- Support renewal strategy to minimize turnover
Resident Relations
- Ensure high levels of resident satisfaction through timely and professional communication
- Oversee resolution of resident concerns, escalations, and disputes
- Maintain positive relationships with residents, vendors, and partners
- Represent the company with professionalism and sound judgment at all times
General
- Perform additional duties as assigned by management

Pay: $24.00 - $28.00 per hour
