Job Description Position Overview
SJ International Development is seeking a motivated and detail-oriented Junior Project Development Assistant to support land development, site design, permitting, and construction coordination activities.
This position is intended for candidates who already have some practical experience in real estate development, civil engineering, construction management, architectural design, or a related field and are interested in continuing to grow within a development-focused organization.
The selected candidate will be involved in multiple stages of the development lifecycle, including concept planning, design coordination, entitlement and permitting, cost review, agency submissions, and construction administration.
Mandarin Chinese and English bilingual proficiency is required due to ongoing coordination with both domestic and international project stakeholders.
Key Responsibilities: Engineering and Development Support
- Assist in reviewing civil site plans, grading plans, utility plans, architectural drawings, and other construction documents.
- Use AutoCAD or AutoCAD Civil 3D to review, mark up, organize, or assist with project drawings.
- Assist with quantity takeoffs, cost estimates, bid comparisons, and construction budget tracking.
- Coordinate with civil engineers, architects, consultants, contractors, vendors, and project managers.
- Research zoning ordinances, building requirements, development standards, and agency regulations.
- Assist with entitlement, permitting, and government approval processes.
- Prepare agency submission packages and track review comments, resubmissions, and approval status.
- Participate in site visits to document construction progress, field conditions, and outstanding issues.
- Assist in reviewing shop drawings, submittals, RFIs, change orders, and construction schedules.
- Follow up with consultants and contractors to ensure project tasks and deliverables remain on schedule.
Project and Administrative Coordination
- Prepare meeting agendas, presentation materials, project summaries, and meeting minutes.
- Maintain organized project files, drawings, contracts, reports, and correspondence.
- Track project milestones, consultant deliverables, permit status, budgets, and construction progress.
- Assist with data collection, project reporting, and internal coordination.
- Support communication between English- and Mandarin-speaking stakeholders.
- Translate or summarize technical and project-related information when necessary.
- Assist project managers with day-to-day development and construction coordination tasks.
Qualifications
- Mandarin Chinese and English bilingual proficiency, both spoken and written, is required.
- Bachelor’s degree in Engineering, Construction Management, Architecture, Real Estate Development, or a related field.
- At least 1–3 years of relevant work experience in land development, civil engineering, construction, architecture, permitting, or project coordination.
- Basic proficiency in AutoCAD is preferred; experience with AutoCAD Civil 3D is a plus.
- Ability to read and understand civil, architectural, or construction drawings.
- Previous experience coordinating with engineers, consultants, contractors, or government agencies is strongly preferred.
- Familiarity with quantity takeoffs, cost estimates, construction documentation, or permit submissions is preferred.
- Strong written and verbal communication skills.
- Strong organizational, analytical, and problem-solving abilities.
- Detail-oriented and able to manage multiple assignments and deadlines.
- Ability to work independently while also collaborating effectively with a project team.
- Willingness to attend project meetings and construction site visits.
- Strong interest in land development, civil site design, permitting, and construction management.
