Brookwood Apartment Homes owns and operates seven quiet, well-kept garden-apartment communities in Suffolk County on Long Island, NY, and has done so for about 40 years. We are looking for a conscientious, experienced Senior Property Manager to oversee our communities in Ridge, NY and nearby towns (one community, in Ronkonkoma, is a seniors property).
This is a strong fit for someone already working in property management who wants to step up to a role with better pay, strong benefits, and a supportive team. A minimum of five years' experience as a property manager, assistant property manager, community manager, or in a similar role is required, along with the ability to work well as part of a team.
Responsibilities
- Conducts weekly visits to each community to evaluate compliance with community policies on parking, curb appeal, pets, and property maintenance, proactively creating work orders in the online app.
- Investigates, documents, and resolves resident complaints and issues.
- Supervises Maintenance Technicians, including participating in their hiring, onboarding, training, and performance management.
- Serves as the on-site liaison during agency inspections.
- Helps develop the labor and operating budgets and monitors labor and operating costs to ensure compliance with budget.
- Monitors open work orders and unit turns to ensure productivity and efficiency, maintaining close contact with maintenance staff and ensuring work orders are completed on time.
- Works to ensure that all policies, rules, and procedures are followed by residents, visitors, vendors, and employees.
- Prepares and sends resident correspondence as needed and drafts tenant and employee memos.
- Coordinates with vendors at the properties as required.
- Conducts unit and property inspections related to unit-turn completion using an inspection app, and periodically reviews other inspections for quality control.
- Manages the unit-turn process to minimize apartment downtime and vacancy, and proactively schedules staff so that apartments are ready for occupancy when needed.
- Works closely as a team with the rental and office staff.
- Is willing and able to complete a work order directly when necessary or expedient.
- Is available to respond to occasional urgent problems at night or on weekends (infrequent).
- Mentors and supports colleagues as needed.
Qualifications
- High school diploma or equivalent required; college degree preferred.
- Minimum of 5 years of related management experience in multifamily property management required.
- Demonstrated leadership and the ability to delegate and prioritize tasks.
- Strong self-organization and time-management skills.
- Working proficiency with office productivity software; experience with property management software (Yardi Voyager or a comparable CRM) preferred.
- Ability to understand and apply company policies and local, state, and federal regulations governing property management and fair housing.
- Bilingual in English/Spanish a plus.
- Knowledge of HUD 50059 procedures — including the HUD Handbook, initial tenant application and certification, and annual recertification — a plus.
- Valid driver's license and the ability to travel between properties required.
- Ability to spend time on foot conducting inspections and to lift at least 40 pounds.
- Verifiable references required.
Compensation and benefits
Pay: $75,000–$85,000 per year

Location and schedule
On-site at Brookwood communities in and around Ridge, NY 11961 (Suffolk County). Full-time, daytime business hours, with occasional after-hours or weekend response to urgent property issues (infrequent). Reliable transportation to travel to work is required. Work location: in person.
