About the Role
This is not a "smile-and-dial" lead-burning seat. The DPA Specialist owns the hardest, highest-value lane of acquisitions — Distressed Property Acquisition, marketing and sales rolled into one. You'll be first to market on niche, off-radar opportunities and cold-outreach directly to highly targeted homeowners in distress.
Because these deals carry real complexity, the role demands genuine attention to detail: the ability to research a situation, recognize distress indicators, and understand the probate/heirship dynamics and title-curative issues that determine whether a deal is real and closeable. You connect the dots others miss, then build the rapport and trust that turns a complicated situation into a signed contract.
Responsibilities
- Identify and qualify niche, first-to-market distressed leads — probate, pre-foreclosure, tax delinquency, code violations, liens, and vacant/inherited properties
- Research ownership, occupancy, and property history to confirm the right decision-maker before outreach
- Pull and review county records, deeds, and filings to verify facts and surface red flags early
- Run targeted cold outreach (call, text, mail, and in person) — you generate and own your pipeline
- Build rapport quickly with people in stressful, emotional situations; lead with empathy
- Conduct seller appointments, present offers, and negotiate win/win solutions
- Run numbers, values, and offer formulas to structure deals that protect Pioneer and serve the seller
- Overcome objections ethically to get contracts signed
- Recognize title-curative issues (heirship, probate, liens, clouds on title) and coordinate with the team to resolve them
- Keep clean, organized notes in the CRM and communicate deal status clearly
Qualifications
- Sales or customer-service experience is a must
- Strong phone, verbal, and written communication with fast rapport-building
- Sharp attention to detail and a genuine love of research and problem-solving
- Self-motivated with an ownership, "eat what you kill" mindset
- Coachable and willing to adapt to streamlined processes and systems
- Empathetic, patient, and trustworthy with sensitive seller situations
- Able to work some nights and weekends; dependable with a strong attendance record
- Preferred (not required): prior real estate, acquisitions, title, probate, or investigative research experience
- No real estate license required
Compensation Detail
- Probation / Ramp-Up (first 90 days): $1,700/month base + 7% commission
- After 90 days: Commission only — 10% starting, scaling up to 12%
