Duties/ Job Scope
FULFILLMENT JOB SUMMARY
Trade: Exterior structural repair — sill replacement + deck substructure reframe
READ THIS FIRST — how this job is sequenced:
This is not a start-demo-on-day-one job. The deal she signed is: crew goes out, does a structural inspection of the sill and deck framing, confirms how far the rot actually extends, and reports back. The office then confirms the final not-to-exceed figure with Kathleen. Only after she gives the go-ahead does any demo or replacement begin. Her deposit is refundable up until work begins, and that promise is in both her email and the service agreement — so if the confirmed number doesn't work for her after inspection, she can walk. Do not tear into anything before the price is confirmed and the go-ahead is given.
Scope snapshot (what she bought):
Replace approximately 36 linear feet of rotted sill along the front of the structure, and full replacement of the deck joists (approximately 36 ft by 6 ft) including new ledger and joist hangers. Existing deck boards and deck railing are sound and get reused. That is the entire signed scope.
Not in scope (deferred / separate quotes): Front stairs, side stairs, stair railings, dock repair, and all interior work (plumbing, electrical, basement studio conversion). Do not perform any of these. If she asks the crew about them, route it back to the rep — they're future phases, not part of this job.
Damage beyond the inspected scope: If the inspection finds rot has spread past the sill and deck framing into sheathing, studs, wall framing, or foundation, that is NOT included and NOT authorized. It gets assessed, described, priced, and approved by Kathleen in writing before anyone touches it. No scope creep on site.
Materials: All labor and materials included in the price. Kathleen has a substantial amount of her own lumber on hand (prestained PT 2x6, stringers, metal jack posts, rail stock). Crew assesses her stock for suitability on site — use what's genuinely usable, and the office credits it against her final balance at the equivalent current material cost. Only material actually used gets credited. Do not count on her stock until it's inspected; some of it has been stored outside since before a flood and may not be sound.
Site notes for the crew:
- Waterfront/saltwater location — use exterior-rated PT and appropriate corrosion-resistant hangers and fasteners throughout.
- Sill work requires temporary shoring/jacking of the wall load; cellar access is tight and cluttered.
- Kathleen is moving her personal belongings away from the sill wall in the cellar before the crew arrives to open up work space; confirm that's done on arrival.
- Customer has limited mobility (walker on site) and has told us she's not comfortable with technology. She needs a patient, clear, in-person point of contact and a PM who communicates simply and directly. Keep her informed at each step.
- She's expecting an insurance adjuster this week on the dry rot; coordinate inspection findings in a form she can hand to her insurer, but report only what's actually observed on site.
INSTALLER SCOPE OF WORK — Sill & Deck Substructure, Belfast ME
Step 1 — Structural inspection (before any demolition):
- Open up and inspect the affected sill and deck framing to confirm the extent of the rot.
- Document findings (photos + written) and report back to the office before proceeding.
- Do NOT begin demo or replacement until the office has confirmed the final not-to-exceed price with the customer and she has given the go-ahead. This is a hard stop.
Step 2 — Sill replacement (~36 LF, front of structure):
- Set temporary shoring to carry the wall load before removing any sill.
- Remove the rotted sill (approximately 36 linear feet along the front).
- Install new pressure-treated sill, properly bedded and fastened; use corrosion-resistant hardware (saltwater environment).
- Reset/verify the cellar support posts (homeowner has metal jack posts on hand) as needed to properly carry the load.
- Confirm the deck ledger has sound sill to bear on before deck framing goes back.
Step 3 — Deck substructure (36 ft x 6 ft):
- Carefully remove existing deck boards for reuse — protect and stage them; they are being reused.
- Remove and dispose of the failed joists.
- Install new PT joists at standard spacing across the 36 ft x 6 ft deck.
- Install a new 36 LF ledger, properly flashed and fastened, with new joist hangers (corrosion-resistant).
- Re-lay the reused deck boards. Verify the deck railing (also reused) is sound and re-secured.
- Assess homeowner-supplied lumber for suitability before use. Use what's sound; set aside what isn't.
- Track exactly what homeowner material is used
Do not touch (out of scope): stairs (front and side), stair railings, the dock, and anything interior. Route any requests on those back to the rep.
Cleanup & walkthrough: Full debris removal and haul-off. Walk the completed sill and deck with Kathleen, confirm she's satisfied, before the balance is collected.
Requirements
- Proven experience in construction site work with a focus on deck or outdoor structure installation
- Strong knowledge of carpentry, framing, trim carpentry, roofing, masonry, plastering, welding, and concrete finishing techniques
- Proficiency in using hand tools, power tools, ladders, scaffolding, and heavy equipment safely and effectively
- Having your own tools
- Ability to read blueprints, schematics, technical drawings, and construction plans accurately
- Familiarity with construction estimating processes and construction management practices is preferred
- Experience with building material installation including gutters, fixtures, glass installations, cabinets, doors hanging, flooring installation, tile laying, caulking and restoration work
- Excellent dimensional measurement skills for precise cuts and fitting of materials
- Knowledge of plumbing systems, electrical wiring basics related to outdoor structures is a plus
- Strong customer service skills with the ability to communicate clearly with clients and team members
- Ability to follow safety procedures diligently while working at heights or on ladders for extended periods
