Position Summary
The Maintenance Technician is a key member of the Operations Department, working under the direction and reporting directly to the Assistant Property Manager. This role is responsible for the upkeep, repair, and overall cleanliness of assigned apartment buildings, which may include multiple locations and property types. The Maintenance Technician ensures all assigned properties meet the highest standards of quality and appearance as defined by both company and industry expectations.
Key Responsibilities
Complete assigned administrative tasks each morning as directed by the Assistant Property Manager. Communication and compliance with Assistant/Property Managers (PMs), Tasks may include:
- completing prescribed online training
- reviewing “My Divirsis” updates
- checking messages from executive leadership or ownership
- scheduling vendors
- ordering parts
- participating in team meeting
- Respond to and complete all service requests and repairs accurately and in a timely manner using the company’s mobile maintenance application.
- Support unit turnover (turnkey) operations as needed, including scheduling, repairs, painting, and cleaning, to ensure completion within five business days of move-out.
- Maintain an effective preventive maintenance program to uphold property conditions and safety standards.
- Prepare properties for all Owner, Federal, State, and local inspections in compliance with regulatory requirements.
- Regularly inspect grounds, buildings, and common areas to ensure a clean, safe, and well-maintained environment.

- Property inspection results will be consistently excellent.
- Work orders and units will be consistently on time.
- Preventive maintenance will be done professionally and on time.
- Customer satisfaction surveys will be consistently perfect.
Required Education and Experience:
- High School Diploma / GED – technical training certifications a plus
- One year of property maintenance responsibilities or similar experience
- Requires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)
- Obtaining a DMG-provided EPA certification is required within six months of employment.
Working Conditions:
- Must be able to work flexible hours and participate in on-call, after-hours emergency service when required.
- Must be able to travel by car to assigned properties, including those located in transitional neighborhoods.
- Must be physically able to climb stairs, use elevators, bend, squat, reach overhead, and perform standard lifting and mobility tasks related to property maintenance.
- Must be able to multitask, stay organized, and meet deadlines in a fast-paced environment.
- Hands-on repair and maintenance work will comprise the majority of daily responsibilities.
Pay: $50,000.00 - $55,000.00 per year
