POSITION SUMMARY
The Project Manager is responsible for the planning, coordination, and execution of framing and concrete subcontracting projects from pre-construction through project closeout. This individual serves as the primary point of contact between the company, general contractors, owners, and field crews — ensuring that all work is delivered on time, within budget, and in full compliance with safety and quality standards.
The ideal candidate brings hands-on knowledge of wood framing/carpentry, concrete foundations, combined with strong leadership, financial acumen, and the ability to manage multiple concurrent projects in a fast-paced construction environment.
KEY RESPONSIBILITIES
Project Planning & Pre-Construction-
Review bid documents, plans, and specifications to develop accurate project schedules and scopes of work

Participate in pre-construction meetings with general contractors and project owners

Coordinate material procurement, equipment rental, and subcontractor buyout

Establish project budgets and track cost codes from mobilization through closeout
Field Operations & Scheduling-
Develop and maintain detailed CPM schedules; update and communicate changes to field superintendents and GC

Coordinate with site superintendents to sequence framing and concrete operations for maximum efficiency

Conduct regular site visits to monitor progress, quality, and safety compliance

Manage RFIs, submittals, and change order documentation in a timely manner
Financial Management-
Monitor project budgets, costs, and forecasted variances; prepare monthly cost-to-complete reports

Review and approve subcontractor and supplier invoices; process owner billings and lien waivers

Identify and price change orders; negotiate with GCs to protect project margin

Track labor productivity and report weekly against budgeted man-hours
Team Leadership & Communication-
Provide direction and support to field superintendents, foremen, and craft labor

Conduct regular project meetings with internal team and general contractors

Resolve design conflicts, field conditions, and unforeseen issues with urgency and professionalism

Mentor junior project engineers and assistant project managers
Safety & Quality Control-
Enforce company safety program, OSHA regulations, and site-specific safety requirements

Ensure all framing and concrete work meets architectural plans, structural engineer specifications, and quality standards

Facilitate project inspections and coordinate with municipal inspectors and third-party testing agencies
QUALIFICATIONS & REQUIREMENTS
Education & Experience-
Bachelor's degree in Construction Management, Civil Engineering, or related field preferred; equivalent field experience considered

Minimum 5 years of project management experience in framing and/or concrete subcontracting

Demonstrated experience managing projects from $1M to $20M+ in value

Familiarity with wood-frame construction (residential, multifamily, light commercial) and/or concrete (foundations, post tension)
Technical Skills-
Proficiency in project management software (Procore, or equivalent)

Ability to read and interpret construction drawings, structural plans, and specifications

Proficiency in Microsoft Office Suite (Excel, Word, Outlook, Project)

Working knowledge of CPM scheduling techniques
Certifications (Preferred)-
OSHA 30-Hour Construction certification

CSL (Construction Supervisor License)
WORKING CONDITIONS-
Regular presence on active construction sites required; exposure to outdoor elements, noise, and heavy equipment

Must be able to walk and stand for extended periods and navigate uneven terrain on job sites

Valid driver's license required; reliable transportation to multiple job sites
