- Operation/Service coordination, including but not limited to:
- Complete maintenance service requests, and work with Property Manager for prioritizing key initiatives and duties.
- Work with Building Maintenance Lead on quality of deliverable or addressing bandwidth related concerns.
- Collect bids for work in the building by contract and 3rd party service providers. Responsible for quality of their work and projects.
- Works on-call rotation.
- Act as a role model for excellent service through the following:
- Serve as an escalation point for tenants/residents.
- Proactively communicate with Property Manager about tenant/resident service-related issues.
- Meet with Property Manager for follow-up on outstanding service tickets
- Contribute to leadership and people development by:
- Delivering on objectives and seeking out key areas of improvement
- Exceed performance metrics.
- Team focus
- Tenant/Residential communication skills.
- Excellent written/oral communication.
- Ability to manage time around multiple demands, of varying priority, from different sources.
- Some of the following is preferred:
- HVAC certified – (a plus).
- Pool certified – (a plus)
- VAV/PIU air handler experience
- EMS system experience
- Parking equipment
- Water cooling tower
- Chilled Water Systems
- Trane
- Aaon
- Excellent problem-solving skills and organization skills.
- Good judgment.

- Ability to multi-task.
- Range of $17 to $25 per hour depending on:
- Skills and Certifications
- Experience
- Complexity of Property Assigned
- 2 - 5 years of relevant experience
