Overview
We are seeking a proactive and experienced Apartment Maintenance Manager to lead our maintenance operations and ensure the optimal functioning of our residential communities. Duties
- Supervise and coordinate daily maintenance activities across multiple apartment communities, ensuring timely completion of repairs and preventative maintenance
- Lead a team of technicians by providing guidance, training, and supervision to foster a high-performance work environment
- Manage maintenance schedules using Computerized Maintenance Management Systems (CMMS) to track work orders, inventory, and equipment history
- Oversee HVAC systems, electrical systems—including high voltage and low voltage wiring—and mechanical equipment to ensure safety and compliance with regulations
- Interpret schematics, technical manuals, and wiring diagrams for troubleshooting complex issues involving programmable logic controllers (PLCs), industrial maintenance systems, and schematics
- Conduct inspections of facilities to identify repair needs, safety hazards, or operational inefficiencies; implement corrective actions promptly
- Coordinate with vendors and contractors for specialized repairs or large-scale projects while maintaining budget control and project timelines
- Ensure adherence to safety protocols related to electrical work, high voltage systems, and industrial maintenance standards
- Maintain detailed records of maintenance activities, inspections, repairs, and safety compliance in accordance with company policies
Skills
- Strong management skills with proven experience supervising maintenance teams in residential or industrial settings
- Extensive knowledge of HVAC systems, electrical experience—including high voltage and low voltage wiring—and mechanical systems
- Familiarity with Programmable Logic Controllers (PLCs), schematics interpretation, and troubleshooting industrial equipment
- Proficiency with CMMS software for work order management and inventory control
- Excellent facilities management skills with an understanding of building systems and preventative maintenance strategies
- Ability to read technical schematics accurately using tools such as ohmmeters for electrical diagnostics
- Demonstrated project management capabilities to oversee multiple ongoing projects efficiently while meeting deadlines
- Leadership qualities that inspire teamwork, accountability, and continuous improvement in maintenance operations
- Fluency in English with strong communication skills for clear documentation and team coordination
