Building Engineer / Maintenance Supervisor

Position Summary
Fifty-Six Sixty Collins Avenue Condominium is seeking an experienced Building Engineer / Maintenance Supervisor to oversee the operation, maintenance, and preventive care of the Association's critical building systems.
As the Association completes significant capital improvement projects, including HVAC modernization, concrete restoration, life safety upgrades, waterproofing, and infrastructure improvements, this position will play a key role in protecting and maintaining these investments for the long term.
The ideal candidate will possess strong hands-on technical experience with high-rise residential, hotel, or commercial building systems and demonstrate the ability to coordinate contractors, manage preventive maintenance programs, respond to emergencies, and assist management in maintaining the building's physical assets.
Essential Duties and ResponsibilitiesBuilding Systems Operations
- Monitor, inspect, and maintain building mechanical systems.
- Assist with operation and oversight of HVAC equipment, chillers, cooling towers, pumps, motors, and associated controls.
- Monitor domestic water, drainage, and plumbing systems.
- Assist in troubleshooting electrical and mechanical equipment.
- Support operation and monitoring of life safety systems including fire alarms, fire pumps, sprinkler systems, and emergency equipment.
- Maintain equipment rooms and mechanical spaces in a clean and organized condition.
Preventive Maintenance
- Develop and maintain preventive maintenance schedules.
- Perform routine inspections of building systems and common areas.
- Maintain maintenance logs, equipment records, and service documentation.
- Identify developing issues before they become major repairs.
- Coordinate warranty tracking and equipment service records.
Vendor and Contractor Oversight
- Coordinate and supervise vendors, contractors, and service providers.
- Verify completion of contracted work.
- Assist management in evaluating repair recommendations and proposals.
- Ensure vendors comply with Association rules and safety requirements.
- Participate in project meetings as required.
Safety and Emergency Response
- Respond to building emergencies, equipment failures, and after-hours incidents as needed.
- Assist in implementing workplace safety programs.
- Support emergency preparedness and disaster response planning.
- Ensure compliance with applicable safety regulations and standards.
Administrative Support
- Assist management with maintenance budgeting and capital planning.
- Maintain inventory of tools, supplies, and equipment.
- Prepare maintenance reports and recommendations for management and the Board.
- Support inspections, audits, and regulatory compliance activities.
QualificationsRequired
- Minimum 5 years of experience in building maintenance, engineering, or facilities operations.
- Experience working in a high-rise condominium, hotel, hospital, or commercial building environment.
- Strong knowledge of HVAC, plumbing, electrical, and mechanical systems.
- Ability to read technical manuals, drawings, and equipment documentation.
- Strong troubleshooting and problem-solving skills.
- Excellent communication and organizational abilities.
- Ability to work independently and prioritize multiple tasks.
Preferred
- Experience with chillers, cooling towers, pumps, and building automation systems.
- Knowledge of fire alarm, sprinkler, and life safety systems.
- Experience managing contractors and service vendors.
- Prior supervisory experience.
- Bilingual (English/Spanish).
Preferred Certifications
The Association will support continued professional development and encourages candidates with any of the following certifications:
- EPA 608 Universal Certification
- OSHA 30 Certification
- Certified Pool Operator (CPO)
- Fire Life Safety Systems Training
- Building Operator Certification (BOC)
- Manufacturer-specific HVAC training (Trane, Carrier, etc.)
