Summary
Our client is seeking an experienced Commercial Construction Estimator to join their team in Concord, NC. This role will lead the estimating and pre construction process from project review through bidding and assist with contract execution and buyout after award. The ideal candidate will have strong commercial construction knowledge and experience developing accurate, profitable estimates for design-bid-build projects.
Responsibilities
- Review plans, specifications, and project documents to develop complete estimates
- Perform detailed quantity takeoffs and calculate labor, material, subcontractor, and equipment costs
- Develop conceptual through final project budgets using historical data and current market pricing
- Conduct constructability reviews and identify project risks, scope gaps, and value-engineering opportunities
- Build and manage bid lists and solicit competitive subcontractor and vendor pricing
- Review subcontractor and vendor proposals for accuracy, scope, and completeness
- Prepare scopes of work, bid forms, proposal summaries, clarifications, and design narratives
- Conduct site visits to evaluate project conditions and potential risks
- Collaborate with clients, design teams, subcontractors, vendors, and internal project teams
- Assist with contract execution, buyout, and project handoff following award
- Maintain cost databases, pricing information, and subcontractor/vendor relationships
Qualifications
- 5–8 years of commercial construction experience, including at least 3 years in estimating
- Bachelor's degree in Construction Management, Civil Engineering, or related field preferred; equivalent experience considered
- Strong experience with commercial design-bid-build projects
- Proven ability to perform takeoffs and develop accurate cost estimates and budgets
- Strong understanding of construction plans, specifications, and scopes of work
- Proficiency with estimating software such as Bluebeam, PlanSwift, OST, ProEst, RSMeans, or similar
- Experience with BuildingConnected, iSqFt, Precon Suite, or similar platforms
- Proficiency with Microsoft Excel and Microsoft 365
- Strong analytical, organizational, communication, and problem-solving skills
- Ability to manage multiple projects and meet deadlines in a fast-paced environment
- Field or project management experience is a plus
