Position Summary
Southern Land Company, a national real estate development and construction firm, is seeking a full-time Service Manager to join our dynamic team in Las Vegas, NV.
Bria & Capella is offering an exciting opportunity for an individual who is passionate about providing world class customer service. The successful candidate must be well-versed in operating and maintaining building maintenance and mechanical facilities. The candidate will also be responsible for cultivating resident satisfaction, controlling expenses within budget parameters, developing employees, promoting teamwork and meeting goals in a fast-paced environment. Must be reliable and always present a positive and professional image. The salary range for this position is $90-$100K based on experience.
Bria & Capella, a five-story mid-rise multifamily project and 22-story high-rise mixed-use project, currently known as Bria and Capella, respectively. Bria, the mid-rise, features 275 apartment homes, ranging from studios to one-bedroom. Capella is the first luxury high-rise apartment building in all of Las Vegas. It consists of 272 residences, including studios, one- and two-bedroom residences, and penthouses.
Each community will boast attractive amenity collections, including a resident lounge, concierge service, state-of-the-art fitness center and yoga studio, dog run, bike storage and tune shop, swimming pool and hot tub, and pool lounge with an outdoor bar, TVs, and grills, just to name a few.
Primary Responsibilities
- Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.
- Operate community within budgeted guidelines.
- Supervise activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders.
- Lead hiring staff and evaluating service employee performance.
- Assist in the preparation of annual budgets for operating and capital expenditures.
- Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required.
- Maintain and schedule 24-hour emergency coverage, alternating on-call requirement.
- Complete assigned work orders generated from resident requests for service.
- Ensure routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Complete the make-ready process to prepare vacant apartment homes for leasing and new move-ins. This includes completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Repairs and/or replaces windows, latches, screens, hinges, sliding glass doors, shelves, smoke alarms, baseboards, mirrors, closet doors, ceiling fans, mini blinds, faucets, sink plugs, washers, holes in the walls, dry wall patching and repair, painting and hangs drapes.
- Performs repairs to sinks and bathtubs, and minor repairs and replacement of bathroom tile.
- Move appliances, equipment, and furniture as needed in accordance with generally accepted safety precautions.
- Perform routine preventative maintenance on equipment.
- Lead team to make-readies in a timely manner as directed by Community Manager.
- Track inventory used, returning unused items to the established location, and re-ordering needs.
- Complete documentation and other paperwork timely and accurately so that service requests can be appropriately documented, distributed, and tracked.
- Assist in maintaining the grounds, common areas, and amenities. Examples include picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage.
- Support cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Inspect work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
- Comply with company safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements.
- Report and record accidents and incidents promptly and accurately.
- Demonstrate customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
- Assist in conducting routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management.
- Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
- Practice proper safety techniques in accordance with the company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, associate/guest/resident injuries or accidents, or other safety issues appropriately.
- Lead on-going trainings and other resources as needed and/or required.
Skills/Knowledge/Experience
- Knowledge of HVAC and Plumbing
- Knowledge of energy mgmt. systems (EMS) or building automated system (BAS)
- Knowledge of lighting, power systems, and energy consumption
- Knowledge of communication and alarm systems
- Knowledge of basic interior and exterior building maintenance
- Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
- Strong leadership skills and attention to detail
- Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
- Ability to anticipate the maintenance needs of the property
- Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
- Possible exposure to changing weather conditions and chemical fumes
- Ability to analyze problems and develop solutions
- Ability to keep sensitive information highly confidential
- Excellent written and verbal communication skills
- Strong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors
- Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion
- Ability to work independently, prioritize work, and ask for further clarification when necessary
- Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events
Education and Experience
- High School diploma or equivalent
- Valid Driver’s license
- 5+ years practical experience, verification of maintenance experience, and demonstrated skills
- Experience managing a service team
- Fair housing training
- EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification
- Knowledge of OSHA requirements
Preferred Qualifications
- Yardi experience preferred
