Full Job Description
The Maintenance Technician (Building Engineer) is responsible for the daily operation, maintenance, and repair of two commercial office buildings. This role ensures all building systems operate safely, efficiently, and reliably. The Building Engineer will serve as the primary on‑site maintenance professional and will work independently, with support from a porter as needed.
This position requires strong technical ability, sound judgment, and clear communication with the property management office. The ideal candidate is self‑motivated, dependable, problem-solving oriented, and comfortable working autonomously in a professional office environment.
Key Responsibilities
- Respond promptly and professionally to maintenance and tenant service requests.
- Troubleshoot, repair, and maintain HVAC, electrical, plumbing, mechanical, and general building systems.
- Perform routine and scheduled preventive maintenance; maintain accurate documentation of all work performed.
- Conduct regular inspections of building systems, mechanical rooms, common areas, and grounds to ensure safety, cleanliness, and proper operation.
- Identify and communicate building issues or repair needs to the property management office in a timely manner.
- Coordinate, oversee, and verify the work of subcontractors and service vendors.
- Monitor building security systems and respond to alarms, emergencies, and after‑hours calls as needed.
- Support building operations during system shutdowns, tenant improvements, and special events.
- Maintain tools, equipment, and inventory in an organized, service‑ready condition.
- Work independently while upholding high standards of professionalism, safety, and customer service.
Qualifications
- Minimum of 2 years of experience in building maintenance, facilities operations, or engineering.
- Strong working knowledge of HVAC, electrical, plumbing, and mechanical systems.
- Ability to diagnose issues and utilize testing and diagnostic equipment effectively.
- Excellent customer service, communication, and problem‑solving skills.
- CFC certification preferred.
- Basic computer proficiency; experience with building management systems (BMS) is a plus.
- Ability to work independently and manage time effectively without direct supervision.
Physical Requirements
- Valid driver’s license.
- Ability to lift up to 80–100 lbs. occasionally.
- Ability to climb ladders, access rooftops, and work in confined or elevated spaces.
Pay: $26.00 - $32.00 per hour
