About the Opportunity
Bright & Breezy Hospitality is a locally owned Gulf Coast hospitality company serving vacation-rental property owners in Baldwin County. We are expanding into full-service vacation-rental property management and are seeking an experienced Alabama-licensed broker to serve as our Qualifying Broker.
We are looking for more than simply a name on a license. We want an experienced real-estate professional who can help us build the brokerage and property-management side of the company correctly and who would like to participate in the long-term growth of the business.
Paul and Kim, the owners of Bright & Breezy Hospitality, will continue to handle the day-to-day operations of the company, including owner relationships, guest services, vendor coordination, marketing, property support, and development of the management portfolio.
The Qualifying Broker will primarily provide brokerage supervision, regulatory oversight, and guidance as the company grows.
Responsibilities may include:
- Serve as Qualifying Broker for Bright & Breezy Hospitality
- Provide appropriate supervision of licensed real-estate and property-management activities
- Help establish and maintain policies and procedures consistent with Alabama Real Estate Commission requirements
- Review and provide guidance regarding property-management agreements and related brokerage documents
- Provide oversight of trust-account procedures, recordkeeping, and compliance
- Advise ownership on brokerage and regulatory matters
- Help establish strong compliance systems as the management portfolio grows
- Periodically review procedures and records for compliance
- Provide guidance regarding future licensed personnel as the company expands
The broker would also be welcome to participate in business development, networking, referrals, owner acquisition, and other growth opportunities if interested.
Business development is not required, but we would welcome a broker who wants to take a more active role in helping grow the company.
What We’re Looking For
Required:
- Current Alabama real-estate broker license in good standing
- Eligible and willing to serve as an Alabama Qualifying Broker
- Strong understanding of Alabama real-estate laws, regulations, and brokerage responsibilities
- Professional, ethical, and detail-oriented
- Comfortable working collaboratively with company ownership
- Ability to provide meaningful supervision and compliance guidance
Preferred:
- Property-management experience
- Vacation-rental or short-term-rental experience
- Gulf Shores, Orange Beach, Foley, or broader Baldwin County market experience
- Trust-account and property-management accounting experience
- Experience with property-management agreements and brokerage procedures
- Experience with second homes, investment properties, or vacation-rental owners
Experienced Associate Brokers, semi-retired brokers, and brokers interested in transitioning away from traditional full-time sales are encouraged to apply.
Compensation
This position is designed around a performance-based compensation structure tied directly to the success of the vacation-rental portfolio.
The Qualifying Broker will receive an agreed-upon percentage of rental revenue generated by properties under Bright & Breezy Hospitality management.
As the company adds properties and rental revenue increases, the broker's compensation increases with it.
The exact percentage will be determined based on the broker's experience, responsibilities, level of involvement, and the overall structure agreed upon by both parties.
For a broker interested in a larger role, we are also open to discussing additional compensation opportunities related to:
- Bringing new properties into the management portfolio
- Owner referrals
- Business development
- Brokerage opportunities
- Other contributions to company growth
Our goal is to create a long-term arrangement in which the Qualifying Broker has a genuine financial interest in the continued growth and success of Bright & Breezy Hospitality.
Schedule
This is intended to be a part-time, flexible position.
The role is not intended to require traditional office hours or full-time sales production. We are looking for the right level of involvement to provide appropriate brokerage supervision while allowing an experienced broker considerable flexibility.
