Position Summary: Accounts Receivable (AR) Associate for residential buildings manages tenant billing, rent collection, and financial record-keeping for apartment complexes or residential communities. In this role the AR Associate ensures accurate billing and timely collection of rent and housing fees. This role involves posting payments, resolving tenant billing disputes, and managing delinquency processes. The ideal candidate possesses strong attention to detail, basic accounting knowledge, and excellent customer service skills.
Key Responsibilities
- Process Payments: Post daily rent checks, electronic funds transfers (EFT), and credit card payments to tenant accounts.
- Manage Billing: Generate and distribute monthly rent statements, utility back-bills, parking fees, and late fees.
- Monitor Delinquencies: Review aging reports weekly to identify overdue tenant accounts.
- Enforce Collections: Issue late notices, 3-day or 5-day quit notices, and prepare files for legal eviction proceedings.
- Resolve Disputes: Answer tenant inquiries regarding ledger discrepancies, security deposits, and payment histories.
- Reconcile Accounts: Balance bank deposits against the property management
- Handle Move-Outs: Calculate security deposit refunds or charges based on move-out inspection reports.
- Other duties: Assigned.
Qualification
- Education: Associate or bachelor’s degree in accounting or finance preferred.
- Experience: 1–3 years in property management AR or general corporate collections.
- Software Competency: Proficiency in property management system, Yardi
- Math Skills: Strong numerical accuracy for calculating pro-rated rent, late fees, and interest.
- Communication: Excellent verbal and written skills to handle sensitive financial conversations with residents.
