Position Summary
We are seeking an experienced Property Supervisor with strong hands-on handyman and residential building maintenance experience to oversee the day-to-day operations of residential properties throughout New York City. The ideal candidate will supervise maintenance activities, coordinate repairs, manage vendors, and personally perform general maintenance and repair work when necessary.
This position requires a reliable, detail-oriented professional who can effectively maintain building operations while ensuring high-quality service for tenants and property owners.
Key Responsibilities
- Supervise the daily operations and maintenance of residential properties.
- Perform and oversee general handyman work, including:
- Plumbing repairs (faucets, toilets, leaks)
- Electrical repairs (light fixtures, switches, outlets)
- Drywall repair and patching
- Interior painting
- Basic carpentry
- Door, lock, and window repairs
- Appliance installation and minor repairs
- Tile, flooring, and caulking repairs
- Respond promptly to emergency maintenance requests.
- Coordinate preventive maintenance schedules.
- Supervise maintenance staff and outside contractors.
- Ensure work complies with NYC Housing Maintenance Code and applicable building regulations.
- Track maintenance requests and complete work orders in a timely manner.
- Monitor maintenance inventory and order supplies as needed.
- Maintain clean, safe, and well-maintained building conditions.
- Communicate professionally with tenants, vendors, and management regarding maintenance issues.
Qualifications
- 3-5 years of experience as a Property Supervisor, Building Superintendent, Maintenance Supervisor, or similar role.
- Strong hands-on handyman experience in residential property maintenance.
- Working knowledge of:
- Plumbing
- Electrical
- Carpentry
- Painting
- Drywall repair
- General building maintenance and repairs
- Ability to troubleshoot maintenance issues independently.
- Strong organizational and communication skills.
- Ability to prioritize multiple work orders and respond to emergencies.
- Knowledge of residential building maintenance and safety practices.
