Elkwood LLC is a Los Angeles real estate investment and development firm specializing in multifamily value-add, adaptive reuse, and ground-up development. The firm is based in Beverly Hills. Laurelwood Management, its affiliated property management company, operates the residential portfolio across Hollywood, Koreatown, Santa Monica, and West Hollywood.
Elkwood has operated for eight years and currently brings on three to five buildings annually for value-add repositioning. Design, property management, and construction oversight functions are held in-house.
Position Summary
Elkwood is seeking a Construction Project Manager to manage value-add multifamily projects from scope definition through closeout. Projects include renovations, repositionings, unit turns, and capital improvement work across the portfolio.
This is an owner’s-side position with authority over scope determination, contractor selection, pricing negotiation, and contractor performance.
Role context:
- Reports to the President
- Supported by the Development Manager and the in-house design team
- Small, integrated team with direct access to senior decision-makers
- Three to five new value-add buildings acquired annually
- Scope, title, and compensation may expand as the portfolio grows and as capacity allows
- Regular working exposure to acquisitions, design, property management, and operations
Responsibilities
- Scope, budget, and schedule. Define scopes of work, develop budgets and schedules, and track progress against both.
- Bidding and contracts. Source and vet contractors, level bids, negotiate pricing and terms, and confirm insurance, COIs, and contract requirements prior to commencement of work.
- Contractor management. Direct onsite execution across all trades, from demolition and framing through MEP, finishes, and landscaping, and hold contractors accountable to scope, schedule, and quality.
- Quality control. Conduct site walks, punch walks, and quality control checks, and secure correction of deficiencies prior to closeout.
- Change orders and documentation. Manage scope changes, document decisions and approvals, and maintain project records.
- Permitting and inspections. Coordinate with city departments and inspectors to maintain compliance and project schedule.
- Procurement. Track materials and lead times, coordinate deliveries and onsite storage, and review vendor invoices against completed work.
- Team coordination. Coordinate daily with the design team and property managers, including protection of occupied areas and management of resident disruption on occupied renovations.
- Site conditions and resident protection. Confirm contractors administer their own safety programs, verify that occupied areas are properly protected, and escalate unsafe conditions.
Qualifications
Required
- Three or more years in construction project management, including multifamily or residential renovation experience
- Experience sourcing contractors, comparing bids, and negotiating scope and pricing
- Experience managing multiple concurrent projects or sites with competing deadlines
- Working knowledge of building systems and trade sequencing, and the ability to assess scope and quality
- Ability to read plans, write scopes of work, and develop project schedules
- Proficiency with Procore, MS Project, or comparable construction management and scheduling software
- Consistent documentation practices and reliable follow-through
- Availability to work in person at the Beverly Hills office, with travel to properties across Los Angeles as project activity requires
- Valid driver’s license and reliable transportation (mileage reimbursed)
Preferred
- Bachelor’s degree in Architecture, Civil Engineering, Construction Management, or a related field
- Experience with occupied-property renovations and unit turns
- Familiarity with City of Los Angeles, West Hollywood, and Santa Monica permitting
- Bilingual proficiency in Spanish and English

Compensation and Benefits
- Base salary: $80,000 to $95,000 annually, depending on experience
- Paid leave: 10 vacation days, 10 paid holidays, and 5 paid sick days
- Profit sharing: eligibility after two years of employment
Schedule and Location
Full-time and in person. This position is based in Elkwood’s Beverly Hills office. The portfolio is concentrated in Hollywood, Koreatown, Santa Monica, and West Hollywood, and the position requires travel to those properties as project activity requires rather than on a fixed daily basis. No remote or hybrid arrangement is available.
