Job Description:
Addison Group is seeking a Retail Commercial Property Manager to oversee the daily operations and financial performance of a portfolio of commercial retail properties. This role will manage property operations, tenant relationships, vendor partnerships, budgets, and capital improvement initiatives. The ideal candidate will have strong retail shopping center experience and the ability to independently manage a large portfolio while partnering with internal teams to maintain operational success.
Key Responsibilities:
- Oversee day-to-day operations for a portfolio of retail shopping centers and commercial properties.
- Manage building maintenance, repairs, inspections, and property improvement initiatives.
- Build and maintain relationships with tenants, vendors, contractors, and internal stakeholders.
- Develop and monitor property budgets, financial reports, and operating expenses.
- Review financial performance and identify opportunities for improved efficiency.
- Coordinate vendor contracts, service agreements, bids, and contractor performance.
- Partner with leasing and construction teams on tenant improvements, renovations, and new projects.
- Oversee capital improvement projects including HVAC upgrades, roofing, parking lot improvements, and other major repairs.
- Manage lease administration processes including rent escalations, operating expenses, and tenant compliance.
- Provide leadership and support to onsite maintenance teams.
- Address property-related issues and emergencies while ensuring tenant satisfaction and operational continuity.
Qualifications:
- 3+ years of commercial property management experience.
- Experience managing a large retail or shopping center portfolio preferred (1M+ square feet strongly preferred).
- Retail property management experience required; office-only backgrounds will not be considered.
- Experience managing capital projects and building improvement initiatives.
- Strong understanding of property operations, financial management, and vendor oversight.
- Excellent communication, organization, and problem-solving skills.
- Ability to work independently and manage multiple priorities.
- Experience using property management software such as Yardi, MRI, JD Edwards, or similar platforms.
- Bachelor’s degree preferred.
- CPM, RPA, or related commercial property management certifications preferred.
- Valid driver’s license and reliable transportation required.
Additional Details:
This role requires a hands-on Property Manager who is comfortable managing a large portfolio with significant ownership and autonomy. The successful candidate will have experience overseeing retail shopping centers, managing vendor relationships, handling capital projects, and maintaining strong tenant partnerships.
The portfolio is primarily located throughout Northern Virginia, requiring approximately 40% onsite property visits. Candidates located in Northern Virginia are strongly preferred.
