Position Summary
DLI Commercial is seeking a motivated and detail-oriented Project Manager with 3-5 years of commercial construction experience to oversee projects from award through closeout. The Project Manager will be responsible for planning, coordinating, and managing all phases of construction and facility maintenance projects while ensuring they are completed safely, on schedule, within budget, and to the highest quality standards.
The ideal candidate is an excellent communicator, highly organized, solutions-oriented, and committed to providing exceptional customer service while maintaining strong relationships with clients, subcontractors, vendors, and internal teams.
Primary Responsibilities
Project Management
- Manage multiple commercial construction and facility maintenance projects simultaneously.
- Lead projects from contract award through project closeout.
- Develop and maintain project schedules and ensure milestone completion.
- Monitor project budgets, labor costs, and profitability.
- Review project drawings, specifications, contracts, and scope of work.
- Identify project risks and implement proactive solutions.
- Coordinate project turnover meetings and project kickoff meetings.
- Serve as the primary point of contact for assigned clients.
- Build and maintain strong customer relationships.
- Provide timely project updates and status reports.
- Resolve client concerns professionally and efficiently.
- Maintain a high level of customer satisfaction throughout the project lifecycle.
Field Coordination
- Coordinate with Superintendents, Lead Technicians, and subcontractors.
- Schedule subcontractors, inspections, deliveries, and equipment.
- Conduct regular site visits to monitor project progress.
- Ensure quality control standards are maintained.
Documentation
- Verify completed work prior to invoicing.
- Prepare and manage project budgets.
- Review subcontractor proposals and purchase orders.
- Prepare owner billings and review project costs.
- Track change orders from pricing through approval.
- Monitor project profitability and forecast financial performance.
- Maintain accurate project documentation.
- Manage RFIs, submittals, change orders, meeting minutes, and project correspondence.
- Ensure all closeout documentation is complete, including warranties, manuals, and as-built documents.
- Ensure compliance with OSHA regulations and company safety policies.
- Promote a culture of safety throughout every project.
- Ensure projects comply with applicable codes and contractual requirements.
Qualifications
Required
- 3-5 years of commercial construction project management experience.
- Experience managing multiple projects simultaneously.
- Experience reading construction drawings and specifications.
- Excellent organizational and time management skills.
- Strong negotiation and problem-solving abilities.
Preferred Experience
- Experience with Buildertrend or similar construction management software.
- Bachelor's degree in Construction Management, Engineering, Business, or related field (preferred but not required with equivalent experience).
- Knowledge of HVAC, electrical, plumbing, carpentry, and general commercial construction.
- Experience with occupied renovation projects and facilities maintenance contracts.

Physical Requirements
- Ability to travel to project sites throughout Pennsylvania, New Jersey, Delaware, and Maryland.
- Ability to walk active construction sites.
- Ability to climb ladders and navigate uneven terrain when necessary.
- Ability to lift up to 25 pounds occasionally.
Pay: $90,000.00 - $105,000.00 per year
