We are a custom home builder looking for a detail-oriented, analytical, and highly organized Purchasing & Estimating Specialist to join our team. In this role, you will be the backbone of our project budgeting and procurement process. You will be responsible for translating project blueprints into accurate material lists, negotiating the best prices, and ensuring our cost database remains the ultimate source of truth for upcoming projects.

### Key Responsibilities
- Material Takeoffs: Review project blueprints, architectural drawings, and specifications to generate highly accurate material takeoffs and quantity lists.
- Sourcing & Procurement: Solicit, collect, and analyze quotes from vendors, suppliers, and subcontractors for both materials and labor.
- Purchase Orders: Create, issue, and track purchase orders (POs) to ensure timely delivery of materials within budget constraints.
- Cost Database Management: Maintain and update our internal cost database, ensuring all material prices, labor rates, and vendor information are accurate and up-to-date.
- Vendor Relations: Build and maintain strong relationships with suppliers and subcontractors to negotiate favorable pricing and terms.
- Cross-Functional Collaboration: Work closely with Project Managers and the finance team to review budget variances and adjust future estimations accordingly.
### Qualifications & Skills
- Experience: 3–5 years of experience in construction estimating, purchasing, procurement, or a closely related field.
- Blueprint Reading: Proven ability to read and accurately interpret construction drawings, blueprints, and technical specifications.
- Tech-Savvy:Expe Proficiency with estimating software (e.g., PlanSwift, Bluebeam, or similar) and advanced skills in Microsoft Excel.
- Analytical Mindset: Sharp attention to detail with the ability to spot discrepancies in quotes and data.
- Communication: Strong negotiation and communication skills to effectively collaborate with external vendors and internal teams.
- Organization: Exceptional time-management skills with the ability to manage multiple project timelines simultaneously.
Pay: $70,000.00 - $90,000.00 per year
