Ascent Construction Group is a South Florida-based commercial general contractor specializing in multifamily and commercial construction. Founded in 2024, Ascent has quickly established itself as one of South Florida's fastest-growing construction companies.
We are seeking an experienced Project Manager to join the project management team for a large, high-profile commercial construction project in Miami. Reporting to the Senior Project Manager, this individual will take ownership of assigned project scopes and provide day-to-day management of project financials, procurement, contracts, documentation, coordination, and execution.
The Project Manager will work closely with the Senior Project Manager, General Superintendent, field leadership, subcontractors, consultants, and project ownership team to ensure assigned portions of the project are completed safely, efficiently, within budget, on schedule, and in accordance with all contract requirements.
This position is ideal for an experienced construction professional who is ready to manage complex project responsibilities while continuing to develop under the leadership and mentorship of an accomplished Senior Project Manager.
RESPONSIBILITIES
Project Management and Execution
- Manage assigned scopes of work from procurement through completion under the overall leadership of the Senior Project Manager.
- Develop a thorough understanding of the contract documents, project requirements, schedule, budget, and assigned subcontractor scopes.
- Coordinate project activities with owners, architects, engineers, consultants, subcontractors, vendors, and field personnel.
- Partner closely with the General Superintendent and field team to align project management and field operations.
- Participate in owner meetings, subcontractor coordination meetings, internal project meetings, and jobsite walks.
- Track assigned action items and ensure issues are resolved within required timeframes.
- Identify project risks, delays, conflicts, and cost concerns and develop recommended solutions.
- Maintain accountability for assigned project deliverables and deadlines.
Financial Management and Cost Control
- Manage assigned project budgets, commitments, cost projections, and financial reporting.
- Review and process subcontractor pay applications, vendor invoices, and project-related expenses.
- Prepare, review, negotiate, and track subcontractor and owner change orders.
- Monitor committed costs, pending changes, forecasted costs, and potential budget impacts.
- Support monthly cost reporting, billing, cash-flow planning, and project financial reviews.
- Confirm that payments are supported by required approvals, documentation, insurance, and lien releases.
- Promptly communicate financial risks, cost variances, and potential exposure to the Senior Project Manager.
Contracts, Procurement, and Subcontractor Management
- Support subcontractor bidding, scope review, bid leveling, selection, and award.
- Prepare and administer subcontract agreements, purchase orders, and related project commitments.
- Ensure subcontractor scopes are complete, coordinated, and consistent with the contract documents.
- Track procurement schedules, shop drawings, material releases, fabrication activities, and long-lead deliveries.
- Coordinate with the field team to ensure materials and equipment are available when required by the project schedule.
- Monitor subcontractor contract compliance, insurance requirements, lien waivers, and required project documentation.
- Maintain productive and accountable relationships with subcontractors and vendors.
Project Controls and Documentation
- Manage RFIs, submittals, meeting minutes, correspondence, logs, and project records.
- Review RFIs and submittals for completeness, coordination, and potential cost or schedule impacts before submission.
- Maintain accurate and current project documentation within the company's construction management platform.
- Track open items, approvals, design clarifications, inspections, and required deliverables.
- Support schedule updates, short-term planning, and milestone tracking.
- Ensure project records are complete, organized, and maintained in accordance with company procedures.
Quality, Closeout, and Turnover
- Support quality-control activities and verify that work complies with contract documents, approved submittals, and project standards.
- Coordinate inspections, testing, commissioning, punch-list activities, and corrective work.
- Manage assigned closeout requirements, including warranties, operation and maintenance manuals, as-built documentation, owner training, and final lien releases.
- Support an organized and timely project turnover to the owner.
- Ensure outstanding contractual, financial, and documentation requirements are resolved before final completion.
QUALIFICATIONS
Experience & Education
- Minimum of five years of progressive commercial construction project management experience.
- Demonstrated experience managing significant scopes of work on large or complex commercial construction projects.
- Experience with large multifamily, high-rise residential, student housing, hospitality, mixed-use, or comparable large-scale commercial construction is strongly preferred.
- Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field is preferred. Equivalent relevant construction experience will also be considered.
Technical Knowledge, Certifications & Software
- Strong working knowledge of project budgeting, cost forecasting, subcontract administration, change management, procurement, RFIs, submittals, and project closeout.
- Ability to read and interpret construction drawings, specifications, contracts, schedules, and subcontractor scopes.
- OSHA 10 certification required. OSHA 30 is preferred; candidates without OSHA 30 must obtain it within 30 days of hire.
- Proficiency with Microsoft Office and construction management software. Experience with Autodesk Build is strongly preferred.
- Experience with Bluebeam or comparable construction software is beneficial.
