This position maintains current and orderly tenant rental files, collects documents tenant rent and security deposits in an orderly, professional and timely manner, and attends all necessary training to maintain Occupancy Specialist certification and to remain current with HUD rules and regulations. He/she also ensures that the facilities meet HUD/Health Department/City of Lakeland standards and other licensing requirements.This position ensures that the facilities are maintained in a safe manner and that they meet all fire and safety codes. He/she also ensures that tenants' rights are protected and the Tenant Selection Plan is adhered to in compliance with HUD guidelines.

- Attends all scheduled work hours, meetings trainings, and other center functions, including on-call as required.
- Determines eligibility for federal housing program.
- Completes calculations and rent portions.
- Determines and oversees maintenance needs.
- Approves invoices for payment.
- Determines need for eviction and handles the process.
- Address/resolve tenant issues/concerns.
- Notifies tenants/responsible party of HUD requirements in a timely manner.
- Collects and documents tenant rent and security deposits according to procedure.
- Implements procedure on rent collection.
- Maintains current and orderly tenant rental files.
- Ensures that the facilities meets HUD/Health Department/City of Lakeland standards, licensure requirements and other code enforcements.
- Assists in the development of annual operating budget and short and long term facility maintenance and repair plans.
- Assists accounting and external auditor to ensure timely submission of Annual Financial Statement.
- Submits all HUD and Peace River Center Properties routine reports in good order and in a timely manner.
- Ensures that tenant's rights are protected and the Tenant Selection Plan is reviewed/revised as needed.
- Develops operational procedures as needed and reviews/updates as needed.
Qualifications:
Education:
Bachelor's Degree in business administration or related business field or commensurate work experience.
Experience:
Two to three years in real estate management preferably working with U.S. Department of Housing and Urban Development (HUD) operating procedures and regulations or a work history compatible with learning to work with a HUD properties quickly.
Certifications:
HUD Occupancy Specialist Certification (must have upon hire or obtain after first scheduled training)
Training:
20 hours professional enhancement training annually including all required training and all required HUD training.
Knowledge and Skills:
- Excellent written and verbal communication skills.
- Math and computer technical abilities in order to compute monetary exchanges, budgetary planning and to maintain client records and information.
- Excellent organizational skills with good follow through and efficiency.
- Writing skills sufficient to meet documentation standards.
- Ability to read technical materials and translate into work environment.
- Ability to work with a high degree of independence.

Work Environment
The work environment is fast-paced and consists of exposure to physical conditions typical of a normal office environment. The populations cared for will include patients who are confused, delusional, irrational, agitated, or uncooperative. Most of the job is performed while sitting, although the work may require occasional standing or walking and/or the lifting and carrying of small objects. A small amount of travel may be required for meetings etc. to another PRC location.
