Job Summary
We are seeking a dynamic and detail-oriented Association Manager specializing in Residential Property Management to lead and oversee the daily operations of residential homes. This position requires a strong combination of property operations, resident relations, vendor oversight, financial management, and Board communication. The ideal candidate is proactive, organized, responsive, and comfortable independently managing the day-to-day priorities of residential properties while working closely with a Board of Directors and management team.
Key Responsibilities
- Serve as the primary management contact for the association and Board of Directors
- Oversee day-to-day property operations, maintenance activities, and resident service matters
- Develop and maintain professional relationships with Board members, homeowners, residents, vendors, and onsite personnel
- Conduct regular property inspections and ensure identified items are documented and followed through to completion
- Coordinate and oversee vendors, contractors, maintenance projects, and service agreements
- Solicit and review proposals and assist with vendor and project recommendations
- Monitor budgets, financial reports, accounts receivable, invoices, and operating expenditures in coordination with the accounting team
- Assist with annual budget preparation and capital planning
- Prepare management reports, Board meeting materials, and action-item follow-up
- Attend Board and association meetings, including periodic evening meetings
- Coordinate compliance with governing documents, association policies, and applicable requirements
- Respond to homeowner and resident inquiries professionally and effectively
- Maintain organized records and ensure projects and outstanding matters are tracked through completion
Qualifications
- Prior experience in condominium, HOA, community association, multifamily, or residential property management strongly preferred
- Experience managing a large or operationally complex residential property preferred
- Strong written and verbal communication skills
- Strong organizational, problem-solving, and follow-through skills
- Working knowledge of budgets, financial reports, vendor contracts, and property operations
- Ability to manage multiple projects and priorities simultaneously
- Comfortable communicating with Boards, homeowners, vendors, and staff
- Proficiency with Microsoft Office and property management software
- Valid driver's license and reliable transportation
- CMCA, AMS, PCAM, or other industry credentials are a plus
Compensation & Benefits
- Base salary: $90,000–$110,000 annually, based on experience and qualifications

Schedule
Full-time, primarily Monday through Friday, with occasional evening Board or association meetings.
