Job Summary
Central Park Owners Association is seeking a dependable, hands-on General Maintenance Technician to help maintain and improve our residential community. This role is critical to ensuring the property remains safe, functional, and well-maintained for all residents.
We are looking for someone who can take ownership of their work, respond to issues efficiently, and contribute to a high standard of property care. HVAC experience is strongly preferred, and additional compensation may be offered for candidates with a proven track record.
The General Maintenance Technician is responsible for the inspection, maintenance, repair, and overall condition of the Central Park property, including common elements and building systems. This position supports the Association’s responsibility to maintain the property for the benefit of all unit owners.

Position Summary

Essential Duties and Responsibilities
1. General Property Maintenance
- Perform routine and corrective maintenance on buildings, equipment, and common areas
- Address service requests in a timely and professional manner
- Maintain hallways, mechanical rooms, exterior areas, and shared facilities
- Perform minor repairs including drywall, painting, fixtures, and basic carpentry
2. HVAC Systems (Preferred Skillset)
- Conduct basic HVAC inspections and preventative maintenance
- Troubleshoot minor HVAC issues and coordinate with licensed vendors for major repairs
- Monitor system performance and report inefficiencies or failures
3. Preventative Maintenance
- Execute scheduled maintenance programs for building systems and equipment
- Identify potential maintenance issues early and recommend corrective action
- Maintain accurate maintenance logs and records
4. Safety and Compliance
- Follow all safety protocols and applicable codes
- Identify hazards and take appropriate corrective action
- Assist with emergency maintenance situations as needed
5. Vendor & Contractor Coordination
- Support and monitor third-party vendors working on-site
- Ensure work is completed properly and in accordance with expectations
6. Grounds & Common Elements Support
- Assist in maintaining cleanliness and appearance of common areas
- Support seasonal and project-based property improvements
Qualifications
- High school diploma or equivalent
- 2+ years of maintenance experience preferred
- HVAC experience, certification, or technical training strongly preferred
- Working knowledge of electrical, plumbing, and mechanical systems
- Ability to operate maintenance tools and equipment safely
- Strong problem-solving and troubleshooting ability

Working Conditions
- Physical labor including lifting, climbing ladders, and extended standing/walking

This position directly supports the Board of Directors in fulfilling its responsibility to manage and maintain the property and common elements for the community.
Pay: $15.00 - $20.00 per hour
