Overview
A Commercial Building Facilities Technician handles the daily operations, troubleshooting, and repair of large-scale mechanical, electrical, plumbing, and structural systems. This role ensures that office spaces, corporate campuses, or retail properties remain safe, efficient, and comfortable for tenants and staff.
Job Overview
This is an experienced, mid-to-senior level role requiring strong technical troubleshooting skills across multiple trades. The technician works independently or as part of a team to perform preventive maintenance, resolve tenant work orders, and respond quickly to building emergencies.
Key Responsibilities
Mechanical, Electrical & Plumbing (MEP) Operations
- Troubleshoot commercial HVAC systems including rooftop packages, chillers, boilers, air handlers, and VAV boxes.
- Maintain electrical distribution infrastructure, covering interior/exterior lighting, ballasts, breakers, and backup generators.
- Repair commercial plumbing infrastructure, such as backflow preventers, flush valves, water heaters, and drainage pipes.
- Operate building automated systems (BAS) to monitor, program, and adjust temperature, airflow, and energy usage schedules.
Structural & General Maintenance
- Perform structural carpentry work including fixing doors, hardware, locks, windows, and drywall.
- Execute cosmetic paint work and flooring repairs in common areas and corporate suites.
- Inspect life safety setups regularly, including fire alarms, sprinklers, exit signs, and security access points
Administration & Workflow
- Manage work orders using a mobile Computerized Maintenance Management System (CMMS) to document time and materials.
- Oversee service vendors and specialty contractors during specialized onsite equipment overhauls.
- Maintain tool inventories and log spare parts consumption to ensure adequate stock levels.
Skills & Qualifications
Technical Core Competencies
- Deep troubleshooting knowledge of complex 3-phase electrical systems and commercial hydronic infrastructure.
- Proficiency in reading mechanical schematics, blueprints, line diagrams, and logic paths.
- Competence utilizing digital multi-meters, pressure gauges, and specialized hand or power tools.
Soft Skills
- Communication: Clear communication with corporate tenants, property managers, and vendors.
- Autonomy: Ability to prioritize competing emergency work orders with minimal oversight.
- Resourcefulness: Quick, logical decision-making during critical building system failures.
Education & Experience
- Education: High school diploma required; graduation from a certified trade school or technical college is preferred.
- Experience: Minimum 3–5 years of dedicated hands-on experience in commercial office building maintenance.
Physical Requirements & Working Conditions
- Ability to lift 50 lbs regularly, climb extension ladders, and work safely at high elevations.
- Comfort working in tight spaces, mechanical rooms, rooftops, and varied weather conditions.
- Participation in a mandatory rotating 24/7 on-call shift schedule to handle building emergencies.

Pay: $24.38 - $29.36 per hour
