Job Summary
We are seeking an experienced Maintenance Supervisor to lead the maintenance operations of a +/- 500 unit apartment community. This position is responsible for supervising the maintenance team, overseeing preventive maintenance, apartment turnovers, building systems, vendor management, and capital projects while ensuring exceptional resident service and regulatory compliance.
Responsibilities
- Lead, train, and supervise the maintenance team.
- Oversee daily service requests, emergency repairs, and apartment turnovers.
- Maintain HVAC, plumbing, electrical, appliances, boilers, fire/life safety systems, elevators, and common areas.
- Develop and manage preventive maintenance programs.
- Coordinate outside contractors and monitor quality of work.
- Conduct routine property inspections and identify maintenance needs.
- Manage maintenance inventory, purchasing, and departmental expenses.
- Ensure compliance with OSHA, local building codes, and company safety policies.
- Participate in the emergency on-call rotation.
- Deliver responsive, professional customer service to residents.
Qualifications
- Five or more years of multifamily maintenance experience, including at least two years in a supervisory role.
- Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and general building maintenance.
- Experience with work order or property management software.
- EPA Universal Certification preferred; HVAC certification is a plus.
- Valid driver’s license required.

Pay: $58,000.00 - $68,000.00 per year
