Position Overview
Project Support Services (PSS) is seeking an experienced Field Supervisor – HVAC to support the Los Angeles Unified School District's (LAUSD) Facilities Services Division – Facilities Condition Assessment (FCA) Unit. This position plays a critical role in evaluating HVAC systems across District facilities by identifying building components, assessing equipment condition, documenting asset information, and supporting long-term capital planning.
The ideal candidate possesses extensive HVAC construction, installation, maintenance, or facilities assessment experience and is comfortable performing detailed field inspections while utilizing tablets and mobile technology to document findings.
Essential Duties & Responsibilities
- Perform comprehensive field assessments of HVAC systems located throughout LAUSD facilities.
- Identify, inspect, and document HVAC equipment and associated building system components.
- Collect detailed building asset information using tablets, laptops, smartphones, and other electronic data collection platforms.
- Utilize HVAC construction and field experience to identify concealed building systems located above ceilings, behind walls, below floors, and within mechanical spaces.
- Evaluate the physical condition and remaining service life (RSL) of HVAC equipment and components using established LAUSD Facilities Condition Assessment standards.
- Apply District guidance and standardized methodologies when determining Remaining Service Life (RSL) values.
- Record equipment quantities, capacities, measurements, and related asset information accurately and efficiently.
- Collaborate with surveyors from multiple building trades to coordinate field investigations and validate facility data.
- Assist with district-wide facility surveys, special inspections, and condition assessment projects as assigned.
- Maintain detailed documentation and ensure data accuracy for capital planning and asset management purposes.
- Coordinate with campus administrators, maintenance personnel, construction management teams, and District representatives during field activities.
- Ensure all inspections are performed safely while maintaining professional interactions on occupied school campuses.
- May provide field leadership, coordinate survey teams, supervise survey participants, and serve as a technical resource for staff when assigned.
- Perform additional duties related to facility condition assessments and District initiatives as assigned.
Minimum Qualifications
Education
Option 1
- Bachelor's degree from an accredited college or university in:
- Engineering
- Architecture
- Construction Management
OR
Option 2
- Ten (10) years of qualifying professional experience may substitute for the required degree on a year-for-year basis.
Experience
- Minimum six (6) years of full-time paid professional experience working with:
- HVAC systems
- Commercial or institutional facilities
- Construction management teams
- Campus administrators, faculty, and facility personnel
- Strong knowledge of commercial HVAC systems, mechanical equipment, and building construction practices.
- Experience performing facility inspections, equipment evaluations, or condition assessments is highly desirable.
- Ability to identify concealed building systems through construction knowledge and field experience.
Preferred Qualifications
- Experience performing Facilities Condition Assessments (FCA)
- Experience working on K-12 educational facilities
- Knowledge of Remaining Service Life (RSL) methodologies
- Experience using mobile inspection software and electronic data collection tools
- Experience reading construction drawings, mechanical plans, and as-built documentation
- Strong understanding of commercial HVAC equipment and building mechanical systems
- Excellent communication and documentation skills
- Experience supervising field staff or survey teams

Pay: $105,000.00 - $120,000.00 per year
