About the Role
We’re looking for a highly motivated Part-Time Assistant Property Manager to support the day-to-day operations of one of our self-storage facilities. This is a hands-on position requiring a strong work ethic, physical stamina, and a customer-first mentality. You’ll assist in various roles—sales, service, site maintenance, and business management—while working independently with minimal supervision.
What You’ll Be Doing
Physical & Property Responsibilities
- Walk the property daily, climb ladders/stairs, and lift items up to 50 lbs.
- Assist in opening/closing and inspecting units, completing lock checks, and handling light cleaning and maintenance.
- Work outdoors in all weather to keep the property safe, clean, and customer-ready.
Operational & Customer-Facing Duties
- Maintain strict compliance with the daily checklist procedures.
- Support move-ins & revenue generation using our JUST Right rental process and strong sales techniques, including promoting tenant protection plans & moving supplies.
- Handle cash/credit transactions, bank deposits, and maintain accurate records.
- Assist in enforcing JustStorage’s collections process with precision and professionalism.
- Travel to other sites for errands, supply runs, or support as needed.
Performance Expectations (KPIs)
- Assist managers in consistently meeting key performance metrics, including converting inquiries/leads into rentals, promoting tenant protection plans, generating positive Google reviews, maintaining low delinquency rates, and achieving overall revenue goals. Performance will be evaluated based on adherence to these core operational and sales benchmarks as well as additional KPIs as assigned.

- Complete monthly self-audits.

- Work independently while maintaining full accountability.

Schedule: Mon–Fri (9:30am–6pm), Sat (9:30am–5pm), Sundays (hours vary) & holidays as needed. Weekends are required.
Pay: $18.00 - $20.00 per hour
