Job Summary
We are seeking a proactive and skilled Building Engineer to oversee the maintenance and operational excellence of a brand new residential property comprising 179 units. This dynamic role offers the opportunity to work on a state-of-the-art facility, ensuring all building systems and amenities function seamlessly to provide residents with a safe, comfortable, and well-maintained environment. The Building Engineer will be instrumental in maintaining the integrity of the property’s infrastructure, troubleshooting issues promptly, and leading maintenance initiatives that uphold our high standards of quality and safety and leading the maintenance team.
Duties
- Perform routine inspections and preventive maintenance on electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), and mechanical systems to ensure optimal performance.
- Troubleshoot and repair electrical equipment using schematics, hand tools, electrical work techniques, and specialized tools such as ohmmeters.
- Maintain and repair plumbing systems, including pipes, fixtures, and drainage to prevent leaks or failures.
- Conduct HVAC system repairs, including filter changes, system diagnostics, and component replacements to ensure climate control efficiency.
- Operate programmable logic controllers (PLCs) for building automation systems to optimize energy use and system functionality.
- Lead facilities equipment maintenance activities such as welding, carpentry, painting (including residential painting), and general repairs within the building interior.
- Supervise maintenance staff or contractors when necessary, providing leadership and guidance in daily operations.
- Utilize schematics and technical manuals for troubleshooting complex issues across various building systems.
- Ensure compliance with safety protocols during all maintenance activities; maintain accurate records of work performed.
- Respond promptly to resident requests or emergencies related to building facilities or equipment. On Call 24 hrs.
- Oversee the use of hand tools, electrical equipment repair tools, MRO (Maintenance, Repair & Operations) supplies to complete tasks efficiently.
Qualifications
- Proven experience in facilities maintenance or building engineering within residential or commercial properties.
- Strong mechanical knowledge with hands-on experience in electrical work, plumbing system maintenance and repair, HVAC system repair, and general building interior maintenance.
- Familiarity with schematics, electrical equipment repair techniques, programmable logic controllers (PLCs), welding skills, and the use of hand tools including ohmmeters.
- Ability to read technical manuals and schematics accurately for troubleshooting purposes.
- Excellent customer service skills with a focus on resident satisfaction.
- Supervising experience or leadership skills in managing maintenance teams or projects preferred.
- Good communication skills in English/Spanish; ability to document work clearly and follow safety guidelines diligently.
- Physical ability to perform manual tasks including lifting heavy objects, climbing ladders, and working in confined spaces as required for maintenance activities.

Pay: $70,000.00 - $85,000.00 per year
