Position Title: Maintenance Technician

As we continue to grow, we are seeking a skilled and experienced Maintenance Technician to join our team. The ideal has experience in maintenance for residential properties.
Key Responsibilities
- Knowledge of plumbing, heating, HVAC, and electrical systems

Maintenance: Performing regular maintenance tasks, such as painting, caulking, light carpentry, light electrical, light plumbing, landscaping, and roof repairs

Repairs: Making repairs to mechanical, electrical and plumbing systems, (MEP) such as HVAC systems, boilers, and chillers

Preventive maintenance: Performing preventive maintenance on mechanical, electrical and plumbing equipment to ensure the safe and efficient operation of all MEP systems.

Perform unit turns, including preparing apartments for new residents by completing repairs, painting, cleaning touch-ups, inspections, and ensuring units meet company quality standards and move-in deadlines.

Perform janitorial duties throughout the community, including maintaining the cleanliness of common areas, amenity spaces, leasing offices, hallways, stairwells, elevators, restrooms, and exterior grounds.

Remove trash and debris from common areas, breezeways, parking garages, and grounds, ensuring the property maintains exceptional curb appeal.

Attention to details: Identify all potential hazards in regard to life safety, functionality of equipment and cleanliness of both the interior and exterior of the facility.

Safety checks: Performing routine inspections of mechanical and electrical systems, fire and life safety installations, and the entire premises to avoid all injuries and potential property damage.

Exterior grounds: Supporting exterior grounds activities, such as snow removal, landscaping, and parking lot maintenance

Pest control: Handling pest control initiatives

Personal skills: Must be able to interact and communicate both verbally and written with the facility personnel and tenants.

Additional duties as assigned by property management
Qualifications

A minimum of 1-2 years of related experience.

High school diploma or equivalent is required.

Strong knowledge in troubleshooting and repairing HVAC systems. HVAC certification is required.

Excellent verbal and written communication skills.

Ability to multitask, stay organized and meet deadlines.

Able to be on-call for responding to after-hours emergencies.

Excellent customer service skills.

Must be able to lift up to 100 lbs.
