Job Title: Maintenance Technician
Job Summary
The Maintenance Technician is responsible for the day-to-day maintenance, repair, and upkeep of residential and commercial properties. This role ensures that buildings, grounds, and equipment are maintained in a safe, functional, and attractive condition while responding promptly to maintenance requests and emergencies.
Key Responsibilities
- Perform routine maintenance and repairs, including plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair
- Respond to work orders in a timely and professional manner
- Diagnose and troubleshoot issues and determine appropriate corrective action
- Conduct preventive maintenance to reduce equipment failures and extend asset life
- Prepare units for occupancy, including turnovers, inspections, and punch-list items
- Maintain common areas, grounds, and building systems
- Ensure compliance with safety standards, building codes, and company policies
- Coordinate with vendors and contractors as needed
- Maintain accurate records of work performed, materials used, and inspections completed
- Participate in an on-call rotation for after-hours maintenance emergencies
Qualifications
- High school diploma or equivalent required
- 2+ years of maintenance experience in residential, commercial settings preferred
- Working knowledge of plumbing, electrical, HVAC, and general building systems
- Ability to read work orders, manuals, and safety instructions
- Strong problem-solving and time-management skills
- Ability to work independently with minimal supervision
- Valid driver’s license and reliable transportation
Physical Requirements
- Ability to lift up to 50 lbs
- Ability to climb ladders, work at heights, and work in confined spaces
- Ability to stand, walk, bend, and kneel for extended periods
