Job Overview
The Custom Home Design Manager is responsible for leading the design, specification, purchasing, and execution of several of the most architecturally significant components of Marnie Custom Homes' luxury custom residences.
This role requires a highly organized professional with an exceptional eye for detail and a deep understanding of residential construction, architectural millwork, premium exterior building products, and custom detailing. The Design Manager transforms architectural plans and client vision into detailed material specifications, purchase orders, and installation scopes that ensure every home is built exactly as designed.
The ideal candidate possesses extensive knowledge of luxury residential construction, outstanding communication skills, and the ability to manage multiple high-end custom homes simultaneously while maintaining Marnie Custom Homes' uncompromising quality standards.
This position reports to the Senior Design Manager.
Primary Responsibilities:
Construction Document Analysis
- Analyze architectural plans, interior elevations, specifications, engineering drawings, and design intent.
- Identify missing information and coordinate with architects, designers, vendors, and field teams.
- Develop detailed material takeoffs and scopes of work.
- Ensure selections are coordinated across all disciplines before purchasing.
Client Design Management
- Guide homeowners through assigned design selections.
- Present product options that align with the architectural vision and project budget.
- Prepare pricing and obtain written approvals.
- Document all selections within Buildertrend and company systems.
- Manage design revisions throughout construction.
Purchasing & Vendor Management
- Prepare and issue purchase orders.
- Negotiate pricing with suppliers and subcontractors.
- Verify quantities, specifications, and lead times.
- Monitor production schedules and proactively manage backorders.
- Research alternative products when necessary while maintaining design intent.
Technical Product Expertise
The Design Manager serves as the company's subject matter expert for assigned product categories and provides technical guidance to clients, architects, superintendents, and subcontractors.

Coordination During Construction
- Coordinate with Project Managers and Superintendents to ensure materials arrive before installation.
- Resolve field conflicts before they impact construction.
- Conduct quality reviews of shop drawings and submittals.
- Review change orders.
- Assist with problem solving throughout construction.
Vendor Relationships
- Develop long-term partnerships with manufacturers and suppliers.
- Evaluate new products and technologies.
- Assist with onboarding new vendors.
- Ensure vendors maintain insurance and contract requirements.
Pay: $75,000.00 - $115,000.00 per year
