Overview
We are seeking a motivated and detail-oriented Part-Time Licensed Community Association Manager (CAM) to oversee the day-to-day operations of our residential condominium, ensuring residents’ needs are met with professionalism and efficiency. The ideal candidate will possess a valid CAM license, strong administrative skills, and a passion for delivering exceptional customer service.
Duties
- Manage community operations by coordinating maintenance, repairs, and facilities management to ensure property is well-maintained and compliant with safety standards.
- Serve as the primary liaison between the Board of Directors, homeowners, vendors, and contractors, providing clear communication and resolving issues promptly.
- Attend Board & Annual Membership meetings; assist with meeting facilitation.
- Prepare and distribute meeting agendas, notices and minutes.
- Assist with covenant enforcement, violation notices, and compliance matters
- Coordinate insurance claims, inspections, and regulatory requirements as needed
- Coordinate capital improvement projects. Maintain maintenance log and track work orders.
- Supervise onsite personnel, as applicable.
- Conduct regular community inspections to monitor property conditions, enforce community rules, and coordinate necessary repairs or improvements.
- Solicit bids, oversee vendor contracts and monitor contractor performance.
- Maintain detailed records of contracts, legal documents, incident reports, and compliance documentation in accordance with property management standards.
- Assist in budgeting processes by monitoring expenses related to property maintenance and operations while identifying opportunities for cost savings.
- Oversee reserve studies and financial planning
- Manage Software systems
- Maintain digital and physical filing systems; Maintain Association records and ensure compliance with document retention requirements
- Other duties as assigned by the Board of Directors
Qualifications
- Valid Community Association Manager (CAM) license required.
- Proven experience in property management or real estate administrative roles
- Proficiency with basic computer programs such as Word, Excel and ability to learn property management software.
- Excellent conflict management skills with the ability to negotiate effectively and handle difficult situations professionally.
- Experience in facilities management, property maintenance coordination, and contract administration.
- Strong organizational skills including data entry, filing, record keeping, and office experience; ability to manage multiple priorities efficiently.
- Demonstrated team management abilities with a collaborative approach to working with staff and vendors.
