Painter/Make Ready
JOB DESCRIPTION
We are looking for a Painter/Make Ready Technician to join our team. The primary responsibilities include cleaning the property's interior and exterior buildings and grounds. The technician may also assist the maintenance team with work orders, moving furniture, unloading and storing supplies, helping with pool maintenance, and performing pressure washing. Participation in the on-call rotation, which may include evenings and weekends, is required. Some weekend duties may also be necessary. The technician is responsible for maintaining the peak appearance of the property exterior at all times.
**Job Requirements:**
Ability to work well as part of a team and take direction from a supervisor while also having the initiative to work independently.
- A high school diploma is preferred, but not mandatory.
- Previous experience as a groundskeeper or porter is helpful but not required.
- The ability to frequently lift and/or move up to 50 lbs.
- Knowledge of general maintenance, make-ready tasks (trash out, cleaning, and painting), and housekeeping duties.- Ability to understand and carry out multi-step written or verbal instructions.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals, including understanding and following MSDS rules for handling and using any chemicals.
- Ability to drive a golf cart.
- Ability to handle problems involving multiple concrete variables in standardized situations.
**Job Duties:**
Clean and pick up trash around the dumpster to ensure a tidy appearance at all times.
- Clean and organize furniture and trash receptacles in pool areas. A pool operator's certificate is required. Test the chemical levels of pool water daily and maintain proper chemical balance.
- Maintain cleanliness in the office and all amenity and common area facilities, ensuring general tidiness of grounds, laundry rooms, walkways, streets, driveways, parking lots, entrances, foyers, breezeways, and recreational areas. Perform exterior building light checks and assist with repairs and replacement as needed.
- Thoroughly clean vacated apartments as designated by the supervisor, preparing them for make-ready and re-renting. This includes repairs to carpets, dyeing, and shampooing as necessary.
- Repair and prepare walls, doors, wood trim, closets, and cabinets for painting.
- Ensure the proper operation of appliances such as the stove, vent-a-hood, garbage disposal, refrigerator, dishwasher, water heater, HVAC, washer, dryer, and any other appliances
- Repair minor issues and report major problems to management for prompt resolution before move-in, including significant HVAC repairs and large sheetrock repairs.
- Re-key master locks and make keys available for leasing prior to tenant move-in.
- Perform other duties as assigned that the employee is capable of completing.
Job Type: Full-time
Pay: $20.00 - $22.00 per hour
